20070815093409.pdf0City of Edmonds 0 k q PLAN REVIEW COMMENTS BUILDING DIVISION est 1890 (425) 771-0220 DATE: August 15, 2007 TO: Charles Greenberg FAX: 425-672-7867 FROM: Ann Bullis, Assistant Building Official *r RE: Revision to Permit #2006-1368 Project: Greenberg Mixed Use -- Mechanical Project Address: 155 3`d Ave South During review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Provide written responses to each comment and where changes can be found on the plans. Please resubmit to Marie Harrison, Permit Coordinator. 1. PIease enlarge plans to minimum 11x17 plan size as the plans are very difficult to read. Plans must also be to scale. Note actual scale on the plans. 2. Complete attached new detailed scope of work for the mechanical application. 3. Complete attached new plumbing fixture schedule for gas outlets. 4. On the mechanical plans clearly show the location and type of mechanical units serving each area of the building. On the architectural plans, a boiler is shown at the lower floor. Will this still be part of the mechanical system for the building? The architectural and structural plans show rooftop units will be used. If rooftop units will still be used, include roof plan showing units, show how ductwork is run throughout the building and how fire separations are maintained (shafts, lined joistbays, soffits, fire/smoke dampers, etc.). Also show units on the elevation views and show that they will not exceed the maximum allowed height for the building. If there will be mechanical units outside of the building on the ground level, provide a site plan showing location, height, screening, and distance to property lines and building, and how ductwork will be run through the building as noted above. 5. Provide garage mechanical plan showing garage exhaust fan and cfrn, boiler, elevator equipment room ventilation, etc. 6. Some exhaust fans and/or cfrn notations are missing in the dwelling units. They are required in each bathroom, laundry room and kitchen. 7. 50 cfm exhaust fan required for each restroom on the first floor. 8. Note on the plans which fans are designated as whole house exhaust fans. 9. For exhaust fans, show how ducts will be run to the exterior of the building — caution on north and east sides of the building due to location to the property line, and caution on roof penetrations due to the parapet exception that was used during the design of the building (dimension distance from exhaust fans to the exterior wall of the building). 10. Provide manufacturer's information for all heating and air conditioning equipment -- all that has been submitted at this time is for the heat pump and fan coil. Highlight applicable information to this mechanical system in the manufacturer specs. 11. Show how ventilation is being provided to the hallway and lobby areas. 12. Provide outdoor air calculations per VIAQ 304 for the non-residential areas.
