The following comments, deficiencies/corrections must be addressed prior to completion of plans review and subsequent issuance of permits. Provide revised plans and calculations along with a written response to each of the items listed below to facilitate a shorter back -cheek time. SCOPE OF REVIEW The scope of this review is for the Structural, Ordinance, Energy and Ventilations & Indoor Air Quality requirements of this project. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. - STRUCTURAL COMMENTS General: Page 2 of 4 EECEM EDM 07-33 (2007-0878) Parker Addition 1. Engineer Of Record(EOR), please note on the drawings that the truss bottom chord shall also be designed for a live load of 20 psf as required per R301.5 Sheet A2 2. FOR, please provide details for the connection of the new deck. It is not clear how this will be constructed. Please note toenails can not be for the connections. IBC 1604.8.3 Sheet S 1 Nailing Schedule: EOR, please modify the stud to sole plate to match the IBC table 2304.9.1. This has been modified from the 2003 IBC. IBC table 2304.9.1 (The table schedule has other locations that are per the old adopted code. Since the contractoribuilder may not be familiar with the new nailing requirements please modify the table accordingly since it does not match the IRC table R602.3/IBC) Sheet S2 4. FOR, please specify the required reinforcement for the 9"X9" pedestal. 5. FOR, please clarify how the width for footing R5 was determined to be 7 foot length by 16" wide. The drawings do not reflect the footing used in the analysis. Please add the requirements for the footing to snatch or exceed the analysis. 6. FOR, please specify the requirements for the dowel being embed to the existing concrete. What is the required embedment, the epoxy to use, etc? I was unable to find where this was specified on the drawings. Sheet S3 7. FOR, please specify the required post supporting the 5x12 GLB. There are dashed lines with out the required post or connections specified. (The other end specifies a HU5.125/12. S. FOR, please specify the required post supporting the 4X12 flush beam. 9. FOR, please submit analysis for the 6x12 supporting the 5X12 and 4X12 flush shown on the second floor. 10. FOR, please specify the required hanger that state "XXX" at the (3) 2x6 and 6x6 post supporting the 6X10 near the skylight area. 11. FOR, please specify the required hanger to use for the 2x8 floor joist. All that appears to be noted is for the 2x12 floor joist. Page 3 of 4 EECE#: EDM 07-33 (2007-0878) Parker Addition Sheet S4 12. Shear wall schedule: EOR, the details state to epoxy grout the anchor bolts. Please clarify the epoxy that is going to be used for these installations. I could not find that specified on the drawings. Ordinance Comments General 13. Architect of Record (AOR), please note that the exterior and interior shall have illuminations as required per R303.6 14. Please note the location of the light activations. R303.6.1 15. Please note on the drawing that the tempered glazing shall labeled as required per R308.1 16. AOR, please specify the required landing outside the work area. A minimuln code� required landing shall be ins lied out side each exterior door. R311.4.3 `9d L,0D1W., 00 4rim Sheet A2 17. AOR, please note that all penetration in the garage area shall be protected by filling around the opening with approved material to prevent page of flame and product of combustion. With the new fireplace and the hot water tank there will be penetration through the garage. 18. AOR, please provide sheet A-6 as reference on this sheet. This sheet was not in the set. 19. AOR, please show the required handrail for the stair at the laundry room. Ifthere is less then 4 riser then one is not required but it appears there will be four risers. Please clarify on the drawings. R311.5.6 Sheet A3 20. AOR, please note the sky light shall be a label showing they meet the AAMA/WDMA/CSA 101/i.s.2/A440. Older skylights manufactures do not meet this requirement. 21. AOR, please clarify the drainage for the roof. I assume gutters and down spouts will be used but it is not shown. Please clearly show this or show how the roof drainage will be accomplished to drain away form the structure. This has been revised to U=.35 and not U.4 as per July 1 2007. Please modify accordingly on the set to meet the 2007 state energy code. Ventilations and Indoor Comments No comment s at this time. Additional corrections may be required following receipt of corrections and additional information as requested. Your plans are being reviewed concurrently with the Building Department, Fire Department, Zoning Department and Public Works Engineering. Changes, clarifications or additional corrections may be required subsequent to the Building Department plan review when comments are received from the other concerned departments.
