During review of the above noted application, it was found that the following information, corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the items below to a Permit Coordinator. 1) Please add the following information to the site plan. ■ Now this is considered a new single family residence rather than a 2'd story addition. Please change labels on the site plan accordingly. ■ Show all landings (i.e. garage man door, laundry room door and family room French doors. You may redline plans or resubmit three (3) new site plans scaled no smaller than 1"=20' and one on paper no larger than 8 %" x 14". 2) Cross reference all details to their location on the plans. Cross out any details that do not apply to this house. 3) Per letter dated August 27, 2007 from the Building Official (see attached) the existing construction to remain must be inspected by the structural engineer of record and justified for the proposed addition/remodel. Please provide letter from engineer of record stating that he has inspected the existing foundation and provide calculations to justify that it, along with the proposed alterations on sheet S2, will adequately support the new residence. 4) Plans must clearly show new construction. General notes, such as the note on sheet 3 of 8 that all exterior walls are new construction is not adequate for plans. They must clearly show all proposed work as new. STRUCTURAL COMMENTS General Page 2 of 4 EECE#: EDM 07-42 Geitzen Addition 1. It appears that the house is going to be completely demolished and a new complete house is going to be built. Please verify on response and modify the drawings to show all constructions requirements... 2. The current drawings are noted to use the IBC 2003. This is not the adopted code as of July 1 2007. Modify the drawings per the IBC/IRC 2006. Design analysis used for wind design 10.6 psf. This is not correct based off the roof slope. Modify the analysis and drawings accordingly for the correct wind force applied over this structures. ASCE 7-05 Figure 6-2. 4. Engineer of Record (EOR), the bending stressed used for the sawn lumber beams was 1250 psi. Please clarify how the allowable bending stress to use for 4x8 and 4x10 was determined. This does not match the NDS adopted values. (Note also the allowable shear stress used is not correct but it is conservative to use an Fv of 75 psi) NDS table 4A 5. Vertical distributions for the lateral design are per the UBC and not the ASCE 7- 05. This has been modified from the lateral distribution used per the UBC. Resubmit analysis per the adopted code at this time. ASCE 12.14.8.2 6. Please add dimensions at locations of the columns. This should not be scaled but should be clearly specified on the drawings. 7. EOR, please clarify how the tributary height of the wall lateral was determined. Based off the drawings it appears not to be correct. The cross sections clearly show 8'upper floor and 9' on the lower floor with 1' in-between. Please modify lateral analysis accordingly. Sheet 2 AS built 8. Please add dimension on this sheet to show the as built locations. It is not clear what is going to be removed and what is going to be added or add to the drawings a demolition plan. It is not clear all load paths that have been accounted for, based off the drawings submitted. More new framing may be required or verified based off this being submitted. Sheet 5 Foundations and Main floor Framing Plan 9. EOR, please submit analysis for the alternated details shown on this sheet. 10. Please specify the required epoxy and embedment of the #4 dowels epoxy into the wall. Nothing is specified on the drawings except the note to "epoxy grout typ." Page 3 of 4 EECE#: EDM 07-42 Geitzen Addition 11. EOR, please specify the required connection of the 4x10 to the exterior wall at the new crawl space. 12. Submit analysis for the continuous footing to support the design loads at the garage. Sheet 6 Upper Floor Framing Plan 13. Design analysis for the beam E appears not to include the point load of the girder beam. Please clarify on response. 14. Please specify the required connection of the 6X8 beam to the house at the entry. 15. Provide analysis for the built up beam connections. This does not match the IRC table R602.3. 16. Please add the pertinent information for IRC table 602.3. This has been revised for typical framing and should be added to the drawings. WSA R602.3 17. Please specify the number of stud columns under the girder beams and provide analysis. 18. It appears based off the drawing the shear wall will not meet the minimum height to width requirements as per the code. I had to scale the drawings since there is no dimension shown. Please clarify on the response. 19. Please provide details for the construction of the new deck. Sheet 7 Roof Framing 20. The building code does not allow nailing of 2" OIC to be used for 2" nominal member. Please modify accordingly. IBC table 2306.4.1 footnote e. 21. Please specify the required connections of the 4X12 beam to the girder truss. 22. EOR, please specify the required collector element to the interior shear wall. There is no way for the lateral load to be transferred to these walls at this time. Please drawings modify accordingly. 23. EOR, please provide detail and analysis for the support of the girder truss. Truss manufactures do not supply this. Please add this to the drawings. 24. EOR, please specify the required connection of the beam to the supporting post. It is not clear the required support or the connections to be used. Please modify accordingly. Nothing is specified to support the required forces. 27. EOR, please provide a detail for the interior shear wall to the structures. Nothing is specified at this time. 28. EOR, please specify the required connections of the new 6x10 to the main house. Sheet 8 Elevations 29. Railing sections: EOR, submit analysis for the railing sections connections to resist the code required forces. Sheet S 1 Structural Details 30. EOR, please reference where each detail shall be used on the framing plan. This should not be left up to the contractor. 31. Detail 3: EOR, submit analysis for the H2.5 to resist the uplift forces. 32. Detail 6: U hanger required full depth blocking. Modify detail accordingly. Simpson Hanger option Matrix Sheet S2 Structural details 33. EOR, please reference where each detail shall be used on the framing plan. This should not be left up to the contractor. 34. EOR, the details are not referenced to the drawings and are unreadable. Please modify in order to read all pertinent information's. Additional corrections may be required following receipt of corrections and additional information as requested. Your plans are being reviewed concurrently with the Building Department, Fire Department, Zoning Department and Public Works Engineering. Changes, clarifications or additional corrections may be required subsequent to the Building Department plan review when comments are received from the other concerned departments. A check of City permit records confirmed that the residence was to only be partially demolished. This morning a STOP WORK order was issued to the project for demolition work exceeding the approved plans. By way of this letter the homeowner is instructed to STOP WORK and resubmit complete construction plans showing all required reconstruction for City review and approval. Please note the following issues that may now have to be addressed since the scope of work has changed: • Storm Drainage requirements (contact Jaime Hawkins, Engineering Technician) • Setback requirements (contact Jen Machuga, City Planner) • The existing construction to remain must be inspected by the structural engineer of record and justified for the proposed addition/remodel (contact Jennifer Readwin, Plans Examiner) If you have any questions regarding the STOP WORK please feel free to contact my office during City business hours at 425-771-0220 extension 1226.
