Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the items below to a Permit Coordinator. 1) Please add the following information to the site plan. ■ Sauna and covered porch is not shown on the site plan (area just north of garage). Please show on the site plan and revise impervious surface and lot coverage calculations accordingly. You may redline plans or resubmit three (3) new site plans scaled no smaller than 1"-20' and one on paper no larger than 8 %2" x 14". 2) See attached structural comments from city consultant. The following comments, deficiencies/corrections must be addressed prior to completion of plans review and subsequent issuance of permits. Provide revised plans and calculations along with a written response to each of the items listed below to facilitate a shorter back -check time. SCOPE OF REVIEW The scope of this review is for the Structural requirements of this project. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. STRUCTURAL COMAMNTS Sheet 6: Main Floor Framing 1. Please clarify the hangers for the 2x10 floor joists at 16" on center, connecting to the bearing wall at the opening of the diaphragm. Page 2 of 2 EECE#: EDM 07-47 Harvey Resdence 2. EOR: Please specify the required connection of the 3-1/2x11-718 PSL bearing on the 5-1/8x 9 beams. 3. Please provide analysis for the sill plate under the multiple studs supporting beam GHl . Analysis provided only checked the stud columns. Based on the compressive strength of the sill plate, it appears that the reaction of the double studs supporting the 5-1/8x13-1/2 Glulam could crush the plate. Please submit analysis to justify. 4. Please submit analysis for the (3)2x4 studs and the (3) 2x6 studs, including the sill plate below, supporting the 5-1/8x22-1/2 beam. 5. EOR: Please re -verify the number of studs supporting all loads, as called -out on the sheet. (For example, see the two comments above) 6. Please specify the required connection of the 6x12 DF #1 beam to the 6x12 HF#1 perimeter beam. Sheet 7: Main Floor Plan 7. Please clarify the structural support for the stair stringers at the exterior deck. 8. Please provide details for the half wall guardrail. 8301.5 Sheet 10. Details 9. Detail R: Please provide analysis for the 3/8"x4" lag bolts at the ledger. Additional corrections may be required following receipt of corrections and additional information as requested. Your plans are being reviewed concurrently with the Building Department, Fire Department, Zoning Department and Public Works Engineering. Changes, clarifications or additional corrections may be required subsequent to the Building Department plan review when comments are received from the other concerned departments.
