The following comments, deficiencies/corrections must be addressed prior to completion of plans review and subsequent issuance of permits. Provide revised plans and calculations along with a written response to each of the items listed below to facilitate a shorter back -check time. SCOPE OF REVIEW The scope of this review is for the Ordinance, Structural, V&IAQC, and Energy requirements of this project. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. Please note that all smoke alarms shall be hard -wired to each other and will be connected to a battery back-up system. R313.2.1 Sheet 5: New Main Floor 2. Please specify that the hot water heater shall be strapped at three points, per M1307.2. 3. Please show the required clearance at the furnace access door per M1305.1.2. 4. Please clarify that there is an existing landing outside the existing entry door. R311.4.3 Sheet 6: New Upper Floor 7. Please note that the windows at the bathtub need to be safety glazing. R308.4 8. Please specify the required post to support the 5-114x11-7/8 Parallam 11. Please specify the required beam to post connection for the 5-1/4x11-7/8 Parallam at the garage opening. 12. Please specify the required support for beam #3 at the exterior wall. 13. Please specify the required connection of the 4x10 (beam #5) and the 6x10 beam #3 at the 4x4 post. The BC4 post cap connection specified does not work for the intersection for beams #5 and #3. Please modify call out accordingly. Please specify the required support and connection of the 4x8 ridge above the new entry porch. 15. Please specify the required support and connection of the 4x6 beams at the new porch. 16. It appears there is no support for the ridge beam at the exterior plane of the entry porch. Please modify accordingly. Additional corrections may be required following receipt of corrections and additional information as requested. Your plans are being reviewed concurrently with the Building Department, Fire Department, Zoning Department and Public Works Engineering. Changes, clarifications or additional corrections may be required subsequent to the Building Department plan review when comments are received from the other concerned departments.
