However, western landscape buffer still needs some actual trees (plans shows shrubs only) in order to meet the definition of “Type III” landscaping (above). Please add at least four (4) trees along the western property line – at least 50 percent being deciduous, a minimum of six feet in height, and planted at intervals no greater than 30 feet on center. ECDC 20.13.030.CType III Landscaping. Type III landscaping is intended to provide visual separation of uses from streets, and visual separation of compatible uses so as to soften the appearance of streets, parking areas and building elevations. 1. Evergreen and deciduous trees, with no more than 50 percent being deciduous,a minimum of six feet in height, and planted at intervals no greater than 30 feet on center; and 2. If planted to buffer a building elevation, shrubs, a minimum of three and one-half feet in height, and living ground cover planted so that the ground will be covered within three years 2.Mechanical Equipment: How will the new mechanical unit (shown towards the NE corner of the property) be screened? Will it be screened through landscaping? Can it be painted to match the color of the building? Please describe how you prefer to make the mechanical equipment less noticeable. Thank you for your cooperation. Please provide a written response to the above-mentioned items. In addition, please redline your plans to reflect any changes – or, if you are submitting new plans, please submit three site plans (one must be reduced size) and two sets of the changed pages of the plans. Please make all submittals to the Development Services Permit Coordinator (Theresa Umbaugh) Monday through Friday, 8am to 4pm (except Wednesdays). If you have any questions, please do not hesitate to contact me at (425) 771-0220, extension 1778, or at coccia@ci.edmonds.wa.us.
