I have reviewed your request to relocate the City's sanitary sewer pipeline and utility
easement in order to redevelop the property with a new residence. The design of your
proposed new home is long in depth and narrow and width which would normally require
a circuitous rerouting of the sewer main in order to keep outside of your building
footprint. This proposed realigi rlent makes it practically impossible to access the sewer
line for general maintenance.
As an alternative, the City is willing to maintain the same alignment of the sanitary
sewer. This would require as part of your redevelopment project to replace the sewer
pipeline across your property and construct a concrete reinforced tunnel structure to
protect the new pipeline and to allow for future access to the pipeline without disturbing
the house foundation. A 6" minimum clearance shall be provided between the tunnel and
pipe walls. The sewer pipeline shall be replaced with a polyethylene sewer pipe,
embedded with pea gravel., with a new manhole structure located on the north side of the
house and a replacement for the existing manhole on the south side of your property.
In addition, an access easement along the southerly 10' of your property needs to be
granted to the City for vehicles to clean and maintain the sewer system, A clear width of
10' and clear height of 13' within the easement also is required for maintenance truck
clearance. The driveway shall be rated for an H2O truck loading from Sunset Avenue to
the southerly sewer manhole on your property.
