Dear Applicant,
I have reviewed the above building permit application for the Planning Division and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue.
If you have any questions, please do not hesitate to contact me. I look forward to working with you on
this project.Please provide a written response to the items mentioned below…
1.Critical Areas:
Please submit an addendum to your geotechnical report, called a “Hazards Analysis,”
that addresses the critical areas ordinance for the alteration of steep slopes (ECDC 23.80.070.A.2).
2.SEPA:
Please be aware that SEPA review is underway and I expect to issue a determination later this
week. I will be in contact with you if we receive any comments or appeals.
3.Design Review:
Please confirm if design review by the ADB is required, pursuant to ECDC
20.10.020.B.1.
4.Shoreline Permit:
Please know that your Shoreline Substantial Development Permit is
underway, file SM-2008-26. Review by the Hearing Examiner is required, as is approval by
the State. Please note that pursuant to ECDC 20.55.060, “No construction authorized by an
approved shoreline permit may begin until 30 days after the final city decision on the
proposal. This restriction shall be stated on the permit.”

you are submitting new plans, please submit three site plans (one must be reduced size) and two sets of the changed pages of the
plans.Please make all submittals to the Development Services Permit Coordinator (Theresa Umbaugh) Monday through
Friday, 8am-4pm (except Wednesdays). All Edmonds Community Development Code (ECDC) citations can be found on the City
