During review of the above noted application, it was found that the following information, corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the items below to a Permit Coordinator. 1) Please add the following information to the site plan. 2/4/08 Still Need. Now this is considered a new single family residence rather than a 2nd story addition. Please change labels on the site plan accordingly. ■ 2/4/08 Still need. Show all landings and parches (i.e. garage man door, laundry room door and family room French doors.) The following comments, deficiencies/corrections must be addressed prior to completion of plans review and subsequent issuance of permits. Provide revised plans and calculations along with a written response to each of the items listed below to facilitate a shorter back -check time. SCOPE OF REVIEW The scope of this review is for the Structural requirements of this project. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. STRUCURAL COMMENTS Sheet S2 Main Floor Framing Page 2of3 Plan Review Number 01 EECE#: EDM 08-06 Gietzen Residence 2007-1022 Engineer of Record (EOR), please submit analysis for the continuous spread footing to support the reaction from the post bearing at the edge. For example the new 4x 10 beam at the family room. Based off the reactions and the load applied at the edge it appear the footing will not support this force. Please submit analysis to justify or increase the size of this footing similar to detail 3. TBC 1805.4.1 2. EOR, please submit analysis for the continuous spread footing to support the reaction from the post bearing at the edge supporting the new double joist under wall. Based off the reactions and the load applied at the edge it appear the footing will not support this force. Please submit analysis to justify or increase the size of this footing similar to detail 3. IBC 1805.4.1 3. EOR, please clarify if the all the existing beams along the line where there is a note noting "double joist minimum contractor to verify" are 2x10s. I assumed this was the case but it is not clear. Based off the reactions, unless the (2) 2x are connected it appears it will not support the design loads. Please add a detail at this location to show what is built here so the contractor and inspector will be able to verify what is required. This is the wall line that supports the interior recreations room wall. Sheet S3 Second Floor Framing 4. EOR, please provide detail for the deck over the living space for how the joist will be sloped. The joists are bearing on a beam on one side and a wall on the other side. Please clarify how this will be built in order to meet the sloped note on the drawings. Also please specify the required slope that will be built. This is important to assure the deck joists are not over cut. Please add a detail at this location or clarify how this will be constructed. 5. EOR, please provide a detail for the 4x10 down to the supporting post. There is a 1-3/4X11-7/8 beam framing in one direction and the other directions there is a 9- 1/2X 11-7/8 PSL flush. There also perpendicular to the column is a 4x10 down. Please add a detail at this location for the complete load path. It was not clear how these members will be connected. 6. EOR, please specify the required anchorage of the truss to the supporting structures. The IBC required the register design professional to specify this. IBC 2303.4.1.6 7. EOR please provide a detail at the 11-718" T.II 230 joist connecting to the interior shear walls SWL The drawings note IUS2.37/11.88 to be used. In order to use this hanger there must be blocking member added at these locations so the hanger will be able to be installed correctly. Plywood will not support this load. Page 3 of 3 Plan Review Number 41 EECE#: EDM 08-06 Gietzen Residence 2007-1022 8. EOR, please specify the required 5-118X1.5 GLB connection to the multiple studs support. All beams to post connections shall have positive connections. Please clarify how this will be connected on the drawings. I was unable to determine this from the drawings. 9. EOR, please specify the required hanger to support the roof 2x 12 rafters at the wall. Details 3/S3 state hanger per framing plan, but the framing plan only notes the 11-7/8 TJI 230 joist. Please clarify where this is noted or add to the drawings. Sheet S4 Roof Plan 10. EOR, please specify the required anchorage of the girder truss to the supporting structures. The IBC required the register design professional to specify this. IBC 2303.4.1.6 11. EOR, design analysis for the RH7 state shear stress to be 201 psi. Please clarify how the 6X8 DF#2 allowable stress will not exceed this. The shear may be taken d from the support. So if the reaction is with d of the support this may be ignored for calculating the shear stress. Please clearly dimension the location of the Girder truss on the drawings to assure this reaction will be with -in this limit or modify the member to not exceed the allowable shear stress. NDS 3.4.2 Additional corrections may be required following receipt of corrections and additional information as requested. Your plans are being reviewed concurrently with the Building Department, Fire Department, Zoning Department and Public Works Engineering. Changes, clarifications or additional corrections may be required subsequent to the Building Department plan review when comments are received from the other concerned departments.
