Provide written responses to each comment and where changes can be found on the plans. Please resubmit to Theresa Umbaugh, Permit Coordinator. 1. Site Plan: a. b. R1 f. Show the location of the building entrance on the site plan The accessible parking stall must be as close to the building entrance as possible. Provide a curb ramp for accessible access to the building entrance, or it the parking lot is flush with the walkway to the building entrance, note on the site plan. The curb ramp cannot encroach into the parking stall or access aisle (see enclosed sample detail). Provide a detail of the curb ramp. Label the accessible parking sign and note the height of the sign above the parking surface (see enclosed sample detail). Show the south exit door and exit path of travel to the public way. See item below for discussion of required second exit. Dimension distance from the edge of the paved parking lot to the new masonry wall. If it is equal to or more than the height of the new masonry wall, a surcharge is created which requires engineered calculations and detail (stamped and signed). Refer to City's retaining wall handout for more information. g. Provide a detail for the new masonry wall showing that the footing will not encroach into the City right-of-way. h. Show, label, and dimension existing and new canopies. 2. Provide a letter from the tenant confirming that this is one tenant space and that the use is retail only with no fabrication. 3. Provide occupant load calculations on the plans. Based on my calculations, the occupant load is 77 (per IBC Table 1004. 1.1 — factor of 30 for mercantile gross sf and 100 for office — the table shows these factors as gross square feet which includes entire building floor area). 4. Since the occupant load exceeds 77, two exits are required from the building. Exit doors must be spaced apart % the overall diagonal distance of the building. If the south door will be an exit, it cannot be blocked by the dumpster, cannot be a storage or unloading area, and must have clear, unobstructed access to the public way (which would also be obstructed by the chainlink gates. IBC 1019 5. Show exit signage and emergency lighting locations on the floor plans and specify method of power backup. 6. Note the width of the exit doors on the floor plan. 7. Specify door hardware, including opening and locking hardware to show that it meets exiting and accessibility. 8. Provide construction detail for awning, including metal frame requirements and fastener size and spacing to building. If prefab, provide detail from manufacturer. 9. On detail 2/A2, clarify if beams are wood or steel and specify attachment of wall to underside of beam. 10. Where non-bearing walls run perpendicular to the beams, provide lateral bracing detail to roof structure. 11. Provide accessible maneuvering clearances at doors to scrapbooking space and office (18" on pull -side and 12" on push -side of door). 12. Provide flashing/roofing detail at parapet extension.
