Please redline pians or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the items below to a Permit Coordinator. 1) Please add the following information to the site plan. ■ 2/21108 Still need distance between the house and garage, house eaves, utilities, specific datum point. Site plan is missing some information (i.e. driveway(s), eaves, utilities, impervious surface calculations, datum point, etc.) see sample site plan in attached garage handout for minimum requirements. You may redline plans or resubmit three (3) new site plans scaled no smaller than 1 "-20' and one on paper no larger than 8 %" x 14". .2) 2/21108 need 1 -hr listed and tested assembly on the plans. See attached samples. Based on R302 because the house and garage are not 6' apart, the garage wall will need to be one-hour fire -resistive rating with exposure from both sides and no openings are permitted in this wall with maximum of 4" eaves. See attached 1 -hr listed and tested assembly. Note on plans. 3) 2/21108 New Based on the picture in the file it appears that the foundation for a 2 car garage was poured. Please specify if this is to be altered or if it will be completely removed and a new foundation will be poured. Because we were not present to inspect before the concrete was poured, if the existing is to be altered, special inspection by a Washington State Licensed Engineer will be required to verify the structural integrity of the foundation. Also based on the pictures it does not appear to have all the required holdowns, so retro -fit holdowns will be required and special inspection is required for epoxy or expansion anchor holdowns. 4) 212108 New: Please dimension front wall panels. Minimum IRC alternate braced wall panels are 2'-8". Based on 12' wail and 8' garage door it does not appear to meet the minimum 2'-8". Revise to meet conventional construction or provide lateral calculations by a Washington State Licensed Professional Engineer. 5) 2121/08 New: on the section details show how minimum 6" wood earth separation will be maintained. 6) 2/21/08 New: Some of the notes on the plan are cut off (i.e. alternate braced wall panels and 2x10 rafter note). 7) 2/21/08 New: Too meet conventional construction the rafters must be continuous. Re-design or clarify cave framing at front and rear of garage or provide calculations from a Washington State Licensed Professional Engineer to justify.
