Please provide a written response to each item and resubmit 3 sets of revised drawings to Theresa Umbaugh, Permit Coordinator. Traffic Impact Analysis 1. The square footage of each use – Restaurant, Retail and General Office – as stated in the TIA, is not consistent with what is provided on architectural plan sheet A0.1. Please revise accordingly and resubmit. Sheet C1 – Storm Water Drainage Site Plan, General Notes 1.Please revise sheet title to also state – TESC Plan 2.Add a note that tree grates will need to be removed and replaced to ADA standards, a minimum of 4’ x 4’. 3.Show the entire driveway approach, including the wing ramps to either side of the approach. Tree grates need to be located so as not to interfere with any sidewalk ramps and it needs to be clear if how the new section of sidewalk to the east of the Dayton Street driveway will match into the driveway approach. 4.It appears as though the gas meters have been shown within the City right-of-way. Clearly show property lines and easement areas on this plan sheet. Gas meters are to be located on private property. 5.Please clarify the note that states the oil/water separator will connect to floor drains and existing storm drain. If the floor drains are in an interior parking area they will need to be connected to the sewer system. If the floor drains are actually catch basins on the exterior of the building then they should be labeled as such and they should connect to the storm system as indicated. 6.Provide additional detail for the parking lot and show access point to Maple Street. Utility improvements are also to be constructed per approved civils for Phase I. 3.Clarify the note that states the oil/water separator will connect to floor drains and existing storm drain. If the floor drains are in an interior parking area they will need to be connected to the sewer system. If the floor drains are actually catch basins on the exterior of the building then they should be labeled as such and they should connect to the storm system as indicated. 4.Remove the water service lines shown on this plan sheet that are to be abandoned under Phase I. 5.Add frontage improvement notes shown on this plan sheet to the civil plan sheet. A0.4 – Encroachment Plan 1.Revise plan sheet to be consistent with the parking lot revisions under Phase I. 2.Encroachment permit will need to be revised to include all encroachments under this phase of work. A2.2 – Level Two Floor Plan 1.Parking stalls shall be a minimum of 8.5’ in width.
