Edmonds, WA 98026 FROM: Jenny Readwin, Plans Ex 'n RE: Plan Check # 2007-1021 Project: Detached Garage Project Address: 23811 77th Place W During re -review of the above noted application, it was found that the following information, corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the items below to a Permit Coordinator. 1) ok 2) 3/12/08 Orikinal site plan showed the house and earake 5' apart Now it shows 3. This changes the requirements For the house now you can only have maximum 12"eaves and they must be protected with a listed tested l HR Assembly (see attached sample). To do this the eave must be soffrtted and protected. Provide detail of proposed eave protection with eave dimensions. This will also block some of the ventinie so also provide attic ventilation calculations. Additional vents may be required. Because the work is done on a separate buildink then_a separate building permit would be required. Contact a permit coordinator for application requirements. 2/21/08 need 1 -hr listed and tested assembly on the plans. See attached samples. Based on R302 because the house and garage are not 6' apart, the garage wall will need to be one-hour fire -resistive rating with exposure from both sides and no openings are permitted in this wall with maximum of 4" eaves. See attached 1 -hr listed and tested assembly. Note on plans. 3) 3/12/08 This still does not -appear to be addressed. Please provide written response. 2121108 New Based on the picture in the file it appears that the foundation for a 2 car garage was poured. Please specify if this is to be altered or if it will be completely removed and a new foundation will be poured. Because we were not present to inspect before the concrete was poured, if the existing is to be altered, special inspection by a Washington State Licensed Engineer will be required to verify the structural integrity of the foundation. Also based on the pictures it does not appear to have all the required holdowns, so retro -fit holdowns will be required and special inspection is required for epoxy or expansion anchor holdowns. 4) Ok 5) ok 6) ok 7) Ok FIRE RESISTANCE DESIGN MANUAL 133 GA FILE NO.
