The above referenced project is in the process of plan review for compliance with
Edmonds ordinances and applicable codes. The following comments,
deficiencies/corrections must be addressed prior to completion of plans review and
subsequent issuance of permits.
Provide revised plans and calculations along with a written response to each of the items
listed below to facilitate a shorter back -check time.
SCOPE OF REVIEW
The scope of this review is for the Ordinance, Structural, V&IAQC, and Energy
requirements of this project.
All features were checked only to the extent allowed by the submittals provided. All
portions of this project are assumed to meet or will meet other departmental requirements,
conditions and concerns before permit approval.

ORDINANCE COMMENTS
Sheet 3 Foundation Plan
1. The under floor vents maybe 11300 and only one side may note have vents. Based
off the additions, two sides will not have vents. Please modify the under floor vents
to 11150. R408.
2. It is not clear how the minimum roof ventilations are being used for this structure.
The state has not adopted conditions attic assemblies. Please justify on the
drawings the minimum roof ventilations. R806

chimney notes. All pertinent information for the remodel should be on the plans

STRUCTURAL COMMENTS

6. Please reference which detail shall be used and where. All that has been provided
is with typical details. Some of the details do not even apply for this structure. The
drawings should clearly reference which detail shall be used, where on the plans
and details that do not apply should be removed from the set. Please modify to
clearly show where each detail will be used.
7. Please add to the drawing the required fastening schedule per table R602.3(1)

9. Please specify the required connection of the ledger to the main house as shown on
this sheet. Nothing is specified at this time.
10. Please specify the require support of the 2x10 new floor joist to the exterior wall.
11. Please dimension the locations for ht post supporting the 4x8 beam. This is
important in order to check the capacity of the beam. This information should be
specified on the drawings.
12. Simpson catalog does not specify a LUS can be skewed. Submit documentation
from the manufacture the capacity for a LUS skewed hanger that will be modified
Simpson Hanger option Matrix.
13. There is not any method to transfer the horizontal diaphragm loads at the house
side. A ledger or another method must be provided in order to transfer this force.
Please modify the drawings accordingly.
Sheet 4 Main Floor Plan
14. BWP is required to be placed on all 4 sides not just three sides of the diaphragm.
Please modify the drawings to show the required braced wall panel on all sides of
the additions. R602.10.5
Sheet 5 Roof Framing Plan
15. Please add detail for the interface between the existing and new roof. How is this
to be constructed and connected in order to transfer the lateral forces? More
information is required to complete the review.
Sheet 6 Notes and Details
16. Please note a 90 -degree hook for the vertical steel in the footing. WSA IRC
403.1.3
17. Reinforcement steel shall be grade 60 not grade 40 as noted in the notes.
18. Please cross off information that does not apply for this permit. For example, there
are 5 roof options. A complete review cannot be performed unless the roof to be
used is specified. I will base the review off the elevations but this may or may not
be correct. Please modify accordingly.

VENTILATION AND INDOOR AIR QUALITY CONTROL COMMENTS
Less then 500 square foot will be added so whole house fan is not required to be met for
this addition. WSV&IAQC 101.3.1.1
ENERGY COMMENTS
No comment at this time.
Additional corrections may be required following receipt of corrections and additional
information as requested.
Your plans are being reviewed concurrently with the Building Department, Fire
Department, Zoning Department and Public Works Engineering. Changes, clarifications
or additional corrections may be required subsequent to the Building Department plan
review when comments are received from the other concerned departments.
