20080613081936.pdfJune 12, 2008 CITY OF EDMONDS Occupancy of an Existing Single Family House with Building Permit For New House Policy Effective this date, the City of Edmonds will allow an existing single family house to be occupied by the property owner while a new house is being constructed upon the same property, subject to the following conditions: • The occupant of the existing house must be the property owner and the permit applicant for the new residence proposed for construction. The property owner must take out a demolition permit which will be valid for one year. The existing residence must be demolished in one year. The demolition permit must be taken out simultaneously with the building permit application_ In no case may the demolition permit approval be extended. Failure to demolish the existing residence will initiate immediate code enforcement action by the City. The new house must meet all code requirements for zoning and proper separation from the existing residence. • No final inspection will be made or occupancy allowed until demolition has begun on the existing residence. • The building permit shall include the following condition: This building permit issued with the understanding that the existing residence located on the property shall be demolished before any final inspection or occupancy may occur in the building authorized by this building permit.
