The following comments, def ciencies/corrections must be addressed prior to completion of plans review and subsequent issuance of permits. Provide revised plans and calculations along with a written response to each of the items listed below to facilitate a shorter back -check time. SCOPE OF REVIEW The scope of this review is for the Structural only requirements of this project. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FOR, please submit analysis for the 4" slab to resist the design loads at the shear wall SW4 at bedroom #3. Sheet A4 Second Floor Plan 2. There is no method to transfer the lateral forces of the deck being installed. Please submit analysis for the lateral transfer load of the deck. Sheet A5 Roof Plan 3. The maximum diaphragm dimension ration for horizontal diaphragm shall not exceed a maximum length of 3 to 1 for blocking omitted. With the stair opening, the width is 15 so the maximum spacing of the shear resistance shall not exceed 45 feet. The diaphragm width appears will exceed this width where shear SW4 is specified at the deck. Please modify accordingly IBC 2305.2.3. Sheet A6 Foundation Plan 4. FOR, please submit analysis for the 4" slab to resist the design loads at the shear wall SW4 at bedroom #3. 5. Please specify the required post and the connections on this sheet. It was not clear what would be used. Sheet A7 First Floor Framing Plan 6. FOR, please specify the required beam to concrete wall connection shown on this sheet. Sheet A8 Second Floor Framing Plan 7. FOR, please specify the required post to beam connections for the post supporting the 5-118X15 at the stairway. 8. This sheet show a post supporting the 5-1/8X15 bearing on the 6x10 beam below. This post appears to be in the middle of the stair landing. Please provide a detail at these locations. 9. Please provide analysis for the guardrail attachments to a single 2x8 to resist the code prescribe forces. EOR, please specify the required approved framing clips for the connection of the trusses to transfer the design loads. IBC 2303.4.1.6 Sheet Al l 11. Detail C and Detail D: EOR please provide analysis for the notched 4x4 post railing to resist the code prescribe forces. Sheet S-1 Structural Notes 12. The required embed for hold down mark HPAHD22 is 10" but the slab is only 4". Please modify accordingly. Sheet S-2 Structural Details 13. Shear wall schedule: Shear wall 5 and shear wall 8 requires the nailing to be staggered when the nails are spaced @ 2" OIC. Please modify the drawing to reflect this. IBC 2306.4.1 footnote e Sheet S-3 Shear Wall Designs 14. EOR, please specify the required collector element and the nailing required for the interior shear wall. Sheet S-4 Shear Wall Design 15. EOR, please specify the required nailing for the drag joist noted on this sheet. 16. Additional corrections may be required following receipt of corrections and additional information as requested. Changes, clarifications or additional corrections may be required subsequent to the Building Department plan review when comments are received from the other concerned departments.
