The following comments, deficiencies/corrections must be addressed prior to completion of plans review and subsequent issuance of permits. Provide revised plans and calculations along with a written response to each of the items listed below to facilitate a shorter back -check time. SCOPE OF REVIEW The scope of this review is for the Structural, Ordinance, V&IAQC, Energy requirements of this project. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. All that is noted is to vent crawl space 11150. How many vents are required? Where are the vents located? Etc. Please modify accordingly. R408 2. Please clarify on the drawing how the roof will be vented. R806 Sheet 3 Floor/Main/Basement 3. Please clarify on the drawing how the dryer will be vented to the outside. The vent shall not be with 3 feet of any opening in the wall. Please add this information to the drawings. M1502.2 4. Please note the window and the new porch shall be tempered or justify on the drawings that it is not required. R308.4 5. Architect of Record (AOR), please add guardrail details on the drawings to show compliance with the code. 8312 Sheet 5 Second Floor Ceiling/Main Floor Ceiling/Basement Ceiling 6. Please add a smoke alarm outside of master suite. Smoke alarms shall be installed outside each separate sleeping area in the immediate vicinity of the bedrooms. R313.2 7. Smoke alarms shall be installed in each separate sleeping area. Please add one in bedroom 2 and 3 on the second floor. R313.2 8. Since the den has a closet, it must be considered a sleeping room and meet the life safety issue. Please add a smoke alarm giving access to this room. 8312.2 STRUCTURAL COMMENTS General 9. The design analysis states the code to be used for the retaining wall is the IBC 2003 but this is not the adopted code at this time. Please modify accordingly. 10. Please provide details for the construction of the deck and the porch. Nothing is specified at this time on how this will be supported. Please add this information when resubmitting. Sheet 4 Second Floor Framing/ Main Roof, Foundation/Main Floor Framing Plan 12. EOR, please submit analysis for the attachment of the 2x8 ledgers with (2) 3/8" DIA X 3" as noted in the main floor framing plan. ( Had to scale the drawings since this was not dimensioned) 13. Please dimension the location of the footing for the deck. Only one direction is noted. Without this information, there is no way to check the connections. 14. Please specify the required hanger to be used for the deck joist. Note not all hangers are approved to be in contacted with treated lumber. 8319.3 15. Please provide a detail for the notching to the existing 2X8 as noted on this sheet. All that is stated is notch @ beam 5" deep. Based off notching a 5" out of the 2x8 leaves only 2.5" and based off this depth the beam will not support the design loads. Please clarify upon the response. NDS 3.4.3 Sheet S 1 Structural Notes 16. Please correct the shear wall schedule to state the proper size plate washer as required per the international code. The 2x2 was the older adopted codes. R602.11.1. and IBC 2305.3.11 17. Shear wall schedule: Please correct note 14 to state 3x member for shear wall mark W2. IBC 2306.3.1 footnote c. 18. Please update the general notes to the adopted at this time. For example, under concrete it state to use the IBC 2003 but this is the older adopted code. 19. Section C: Please modify the detail to the adopted code. The UBC 1997 is not the adopted code at this time. Sheet S2 Details 20. Section K: Please provide sheet S3 as noted in the detail in order to complete the review. This detail states "see detail A/S3 and R/S3 for grade beams and wall." Please clarify why R15 is being used for the insulation in lieu of the state requirements. Additional corrections may be required following receipt of corrections and additional information as requested. Your plans are being reviewed concurrently with the Building Department, Fire Department, Zoning Department and Public Works Engineering. Changes, clarifications or additional corrections may be required subsequent to the Building Department plan review when comments are received from the other concerned departments.
