The following comments, deficiencies/corrections must be addressed prior to completion of plans review and subsequent issuance of permits. Provide revised plans and calculations along with a written response to each of the items listed below to facilitate a shorter back -check time. SCOPE OF REVIEW The scope of this review is for the Structural, Ordinance, Vi&IAQC, Energy requirements of this project. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. ORDINANCE COMMENTS Sheet 4 Main Floor Plan 1. Please specify that all the penetrations through the garage to house separation wall shall be protected by filling the opening around the penetrating item with approved material to resist the free passage of flame and products of combustion. With the hot water heater in the garage as shown there will be penetrations. R309.1.2 2. The drawings do not show any separation form the residence and the garage. Please modify accordingly. R309.1 and R309.1 3. Please modify the waterproof backing to state 72 inches and not 70 inches. R307.2 Page 2 of 3 Plan Review Number 01 EECE#: EDM 08-80 Hebler Addition 2008-0680 4. Please specify the required landing out the new store door off the dining room. All exterior doors shall have a minimum size landing. R311.4.3 5. Please note the maximum size of the furnace being placed in the room off the hall way. The door opening shall be large enough to allow removal of the appliance. M1305.1.2 STRUCTURAL COMMENTS General 6. It appear new brick veneer is being add to the exterior wall and the dead load for the brick veneer should be investigated on the lateral shear resistance. This has not been done at this time. Please justify the Sheet 1 General Notes 7. Please note on the drawing that the bottom chord for the truss shall be design for a live load of 20 psf. The drawings state 10 psf. IBC table 1607.1 R301.5 Sheet 5 Foundation Plan 8. Please provide analysis and specify the existing rim joist. All that is noted is use a U28 for the new joist existing rim with out any information how the existing rim is connected. Please add this in order to check the connections. Sheet 6 Roof Framing Plan 9. Please provide a detail for the support of the 6X8 and the 4X10 at the courtyard area and the bathroom corner. When different size beams frame into the post a detail is required to show how this will transfer the required design force. 10. The lateral resisting elements add were only on three sides. Please submit analysis that the existing wall will be able to transfer the forces or submitted analysis for three sided diaphragm. The end wall will not only have to resist lateral forces in line but also the rotation forces must be added. IBC 2305.2.3 11. Please specify the required post to beam co r ections on the drawings. For example, the 4x4 posts supporting the PSL beam or the 4X10 beam. Nothing is specified at this time. Sheet 7Sections/Details 12. Detail 1: Please note the vertical reinforcement shall have a 90 degree hook into the footing. R403.1.3 Page 3 of 3 PIan Review Number 01. EECE#: EDM 08-80 Hebler Addition 2008-0680 13. Detail 1: Please specify the required reinforcement for the stern wall. All that is noted is per detail 2 but detail 2 is for isolated footing. Please modify accordingly. VENTILATION AND INDOOR AIR QUALITY COMMENTS (VI&IAQC) No comment at this time. ENERGY COMMENTS Sheet 1 General Notes ld. Please update the window U value to the adopted energy code. The maximum U value shall not exceed .35 but the drawings state U=A. WSEC table 6-1 Additional corrections may be required following receipt of corrections and additional information as requested. Your plans are being reviewed concurrently with the Building Department, Fire Department, Zoning Department and Public Works Engineering. Changes, clarifications or additional corrections may be required subsequent to the Building Department plan review when comments are received from the other concerned departments.
