The following comments, deficiencies/corrections must be addressed prior to completion of plans review and subsequent issuance of permits. Provide revised plans and calculations along with a written response to each of the items listed below to facilitate a shorter back -check time. SCOPE OF REVIEW The scope of this review is for the Structural requirements of this project. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. STRUCTURAL COMMENTS General 1. The geotechnical report is per the IBC 2003 and not the IBC 2006. Please submit letter for the geotechnical engineers to confirm the report is still valid for the IBC 2006. 2. The design analysis of the pool wall appears not to include the 7H lateral load due to the seismic force as per the geotechnical engineer report. Please modify accordingly. The geotechnical report states the equivalent fluid lateral pressure shall be 50 pcf but the analysis used 30 pcf. Please submit a letter from the geotechnical engineer that 30 pcf is acceptable or redesign with the 50 pcf as required. Sheet S-100 Structural Details Pool Shell 4. Please specify either in the detail or on the drawing where the 12", 8" and 6" is required to be placed. For example, the 12' wall requires 12" wall with #6 @ 6" O/C but the drawings do not reflect this. Please modify accordingly. Sheet S-101 Pool Details 5. Detail 12: EOR, please specify the size and spacing of the beam shear ties. There is 12" square beam with 4#4 but the ties are not specified. The ties spacing shall not d/2. ACI 11.5.6 Sheet S-102 Structural Floor Plan 6. Please provide analysis for the new 8" CMU wall. (Also for the 6" CMU). The information submitted did not have any analysis to justify the reinforcement specified. IBC 2101.2 7. EOR, please provide analysis of the opening in the CMU wall. There is a new door that will require the bond beam per the notes. 8. EOR, please specify the required grade of steel for the masonry wall. IBC 2103.3 9. EOR, please note 90 -degree hook for the stem wall vertical reinforcement to the spread footing. Sheet S-103 Structural Plans & Details 10. Details: The detail state 3/8" CDX per notes but the general notes states'/2 with the required nailing. Please clarify what is required and modify accordingly. Sheet S -103A Structural Plan - Roof 11. Please list the new gable trusses as a deferred submittal. IBC 106.3.4.2 12. EOR, please clarify how the new trusses will be connected to the structures. Nothing is specified how this will be attached. Please clarify upon the response. Additional corrections may be required following receipt of corrections and additional information as requested. a ..
