Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to Theresa Umbaugh, Senior Permit Coordinator. Thank you. 1.Previous item 1. (4/3/09): Your response to this item has generated additional comments. a.The 42 inch horizontal side wall grab bar must extend a minimum of 52 inches from the rear wall. ANSI A117.1 604.5.1 b.Show an 18 inch vertical grab bar at the side wall per ANSI A117.1 604.5.1 and dimension the height above the floor. c.Show dimensions for the top of the lav to be at maximum 34 inches above the floor and knee space under the lav a minimum of 27 inches. ANSI A117.1 606.3 and 306.3.3. d.If the restroom door has a latch and closer, then provide 12 inches of unobstructed floor space on latch side of the door on the restroom side. ANSI A117.1 404.2.3.1 2.Previous item 2. Please show the calcs on the plans for each room, using the applicable occupant load factors (Dining areas= 15, Kitchens= 200, Entry= 5). Portions of the Dining areas should reflect the fixed seating at booths at 1 person per each 2 feet of bench seat. IBC 1004.1.1 (4/3/09): The chart provided on sheet A-1.1 is still unclear as to how the OL has been calculated. Please show: a.The OL factor used for each space b.Breakdown of all fixed/bench seating at booths and at the long bench in the lounge. Please show this information as it contributes to the total OL. 3.Previous item 3. On the plans it is still unclear which walls are existing shell/core and which are new. Please indicate this clearly on the floor plan. (4/3/09): There is no apparent new demarcation that distinguishes between existing and new walls on the drawings as your response indicated. It also appears that you have indicated certain walls to extend to the floor sheathing above (the walk in cooler and storage rooms, for example), which is not needed and may create further field issues by penetrating the 1- hour horizontal assembly. Please revise the drawings accordingly. 4.Previous item 4. (4/3/09): The engineering provided for the wine display rack only addresses the anchoring of the L bracket to the slab. Please have the engineer address the attachment of the wine display unit to the L bracket. Also, modify detail 5/A-13 and 5/A- 14 to incorporate the correct information from the engineered design. 5.Previous item 5. On the site plan and architectural plans, outdoor seating is shown on the adjacent property. Provide an easement for the outdoor seating area and gas line to the heaters. The response was that the property owner will provide this documentation, but it has not been provided to the city yet. (4/3/09): Please show on the plans the boundary of the easement in relationship to the proposed seating area and gas lines. The following comments are those addressing issues that have arisen since the previous review. 6.Sheet A-8 is missing from this plan set. Please include this sheet in the next submittal. 7.The floor plans included in this set of drawings do not match the scale of 1/8 inch per foot as indicated. Please modify all sheets accordingly to show the correct scale. 8.Please show on the drawings how the ceiling cavity over the common areas will be accessed. 9.Please show on the seating plans where the accessible seating will be in each of the Lounges. 10.The Plumbing Plan on sheet A-12 is incomplete. Since the Plumbing permit is listed as a deferred submittal, please omit this page of information from the plans. Otherwise, provide complete fixture and piping plans according to the City’s Plumbing handout enclosed, and make any alterations to the plans as approporiate for inclusion of the plumbing in this permit. Please coordinate grease waste with the Edmonds Wastewater Pretreatment Specialist. Page 2 of 2
