Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a Permit Coordinator. 1. Some of the proposed beams on sheet do not match the calculations provided. Identify the proposed beams for the specific locations with the calculations. 2. Per our phone conversation from this morning, if the engineer can justify a rafter connection at the floor diaphragm, it may be possible to remove the existing collar ties and eliminate the need for additional beams and footings. The floor system would become a rafter tie instead of the collar tie, and would prevent the exterior walls from bulging and the roof from sagging. The existing rafter and floor joists would need to meet code, as well as having a ridge board or other justified ridge connection. The knee walls would then be considered non-bearing partitions. By the drawings submitted this appears to be a viable option, but the engineer will need to provide the justification. 3. Ventilation at each rafter bay will be required, either by continuous ridge vent or by venting each rafter bay with a roof vent. The rafters will then need to be insulated to R-30, which can be acclomlished with rigid insulation, or furring the ceiling down and adding batt insulation. 4. The A34's at detail D/S2 have too small of holes for 1/4" SDS screws. Provide alternate method or hardware. 5. The gas water heater in the basement will need to be of the direct vent type, like the furnace, or the closet will need to have a solid core door and surrounding walls insulated, with combustion air provided to the room.
