Additional information or review comments may be precipitated during the review of the application. [N] Drainage report • Drainage system shall be designed in accordance with ECDC 18.30 Storm Water Management [N] Traffic Impact Analysis • Refer to and follow the requirements outlined in the traffic impact and analysis handout E82. [N] TOPGRAPHIC DRAWING • Existing and proposed contours (2' or 5' intervals) • Grading plan and quantities of cut and fill. Include quantities for building foundation and provide bottom of footing elevations. If needed the construction site operator must contact DOE and apply for a permit 60 days prior to discharging stortnwater. A handout is available at the counter. • Department of Ecology (DOE) --- Industrial Stormwater General Permit "Notice of Intent" (NOI) for sites with the potential to add pollution to surface waters from industrial activities. Needs to contact DOE and determine if the permit is required- A brochure is available at the counter. j®1 SITE ACCESS ® Existing • Driveway Approach - Access Width ✓ 30' typical for commercial properties_ ✓ 24' minimum for commercial properties. • Access Road Slope ✓ 12% max slope, waiver up to 15% per ECDC ✓ Cross slope: 4% max • Driveway/Access Slope ✓ 14% max slope, waiver up to 20% per ECDC ✓ 6% landing area for the first 20'. [01 FRONTAGE IMPROVEMENTS ® Existing • Remove and replace existing sidewalk, curb & gutter currently failing or damaged during the course of construction, per City standards and as required per City inspector. • ADA ramp to be constructed at 7th & Aloha, in accordance with City standards. Ramp to accommodate existing crossing/crosswalk on Aloha Street. • Existing driveway curb cuts on Aloha to be removed and replaced per City standards in proposed locations. • The northern most driveway approach on 7th Ave N (providing access to new Parish Hall parking lot) appears to meet ADA standards. Driveway approach can remain unless damaged during the course of construction. • The southern most driveway approach on 7th Ave N also appears to meet ADA standards up until the transition between the driveway approach and the sidewalk section to the south. The existing sidewalk to the south could be widened a short distance to provide for a level (less than 2% slope) pedestrian path). ® Curb and Gutter ® Standard 13 Major arterial: 24" All other roads: 18" ® Sidewalks • RM, B, C: 7-10' wide • Tree cutouts shall be 3' x 3', placed at the curb side and have approved ADA grates. • Thickness of sidewalks shall be 5-112". Thickness at driveway approach shall be 6". • Specify type of curb ramps to be used and reference City of Edmonds standard details. Include standard detail with plan set. • Truncated domes are required on all curb ramps at intersections. If this can be demonstrated the ECDC will allow for up to 50% of the stalls to be reduced width (8' x 16.5'). ✓ Parking layout between light post or other structures is measured from the inside and not the center of the structure. ✓ Maximum parking lot slopes is 6%.
