During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to Marie Harrison, Senior Permit
Coordinator. Thank you.
NON-STRUCTURAL COMMENTS
1. Previous #13. Include drainage for the retaining wall in detail CFI/S2 as per the soils report.
Additional information may be necessary from the geotechnical engineer to design an adequate
drainage system for this wall. The response provided addressed a different wall (SRW/S2) than the
one in question. Please provide a detail from the geotechnical engineer or the structural engineer for
drainage at CFI/S2. (The same detail is also on sheet 4.) IBC 1805.5.6 and 1806.1

5.7. EOR, please provide analysis for the footing specified on this sheet. This was not in the
engineering analysis at this time. The response gives the vertical capacity for bearing but the
reinforcement specified analysis has not been submitted. Please provide this upon the
response.
6.8. The design analysis submitted for the wall used a grade 60 steel but the details state to use
grade 40 for the #4. Please submit analysis for grade 40 steel for the wall on this sheet to
support the design loads. The new response for the cantlever retaining wall shows the SRW
wall will not support the loads. Please have the EOR stamp this sheet to show that this has
been reviewed and submit an analysis for the wall shown on this sheet.
Sheet 5 Lower Floor Framing

9.13. EOR, please specify the required post and connection for the 3-1/2X11-7/8 PSL In the
garage area. The required post to beam connections are required to be specified. (The model
number of the connector given is incomplete.) Please clarify on the drawings.
10.15. EOR, the interior wall that are bearing have different depth joist on each side. Please
provide a detail how the joist are supported when the joist are different depth. For example,
the 11-7/8 bearing on the hallway wall/beam and the hallway joist is only 9-1/2 deep and
bedroom joist are 11-7/8. All detail show the joist the same depth. Please clarify the
drawings fro this case. The response states a note has been added to provide blocking. How
is the blocking attached? Provide a detail for this condition to show a complete load path not
just a note to provide blocking. This is not standard construction so a detail is required to
show complete load path.

12.17. EOR, please specify the required connection of the 4x12 (beam mark 1-6) to the 4X12
header (beam mark 1-8). The response states there are not any connections required since it
bears on the top of the beam. All beams are required to have a positive connection and not
just note to bear on the beam. Please specify the required beam connections on the drawings
to transfer the design forces. IBC 2304.9.6
13.18. EOR, please specify the required connection for the 4X12 (Beam mark 1-21) and where
the header beam 4x12 (Beam mark 1-8) frames in at the jamb. The response states the beam
is lower and they do not interfere. Please provide a detail and the required connections at this
location. The drawings are not clear and a detail is required to show complete load path.

18.26. Shear wall schedule: EOR please not the 2 nailing shall be staggered and member shall
be 3-x member. IBC 2306.4.1 footnote 3. The response states note 7 has been added. This
also needs to be added for the wall base plate nailing where it states 16d @ 2 O/C. Please
modify accordingly.
