In addition, he reported that he intends to replace all windows and window frames as well as the floor in the first Boor bathroom. Post -R tion ament The post -mold remediation assessment was conducted after materials with idadified mold growth were reportedly removed and all areas cleaned wing a vas equipped with a high efficiency particulate air (HEPA) filter. Typically, post -remediation amemments are conducted after removal of mold -affected materials, drying of all remaining building materials ;and elimination of source(s) of water intrusion. Visual inspection At the time of this assessment, all interior walls within the residence had been removed (Photos l and 2). Moreover, the first floor ceiling was removed providing a clear line of site of the roof docking (Photo 3). While onsite, EHS1 noted that the mold -affected materials observed during the November 2005 assessment had been removed with the exception of window frames in the Living Room and both bedmonu (Photo 4). The window mimes have some spotty brown rnoid growth on painted surfaces. A door in the northwest bedroom also had some brown spotty mold growth on painted Moil me"u"uaents The moisture content of building materials was determined using non -penetrating and penetrating Dr-Emoisture maters. Typically, dimensional lumber has a moisture content of approximately 16 to 18%. On the day of the assessment, elevated moisture contents of up to 25% were identified in the roof decking along the north wall of the residence. Elevated moisture content was measured on the underside of the roof decking to a distance of four -feet from the upper north wall (Photo 5). roof decking, siding and the window frame in the southwest comer of the residence, Front Room, also had elevated moisture contents at the time of the assessment, with maisture contents up to 22% (Photo 6). Samples were collected from the hiving Room fireplace mantle, the light switch at the top of the stairs near the kitchen and from the windowsill on the east wall of the basement. All samples were submitted to Lab/Cor Laboratories of Seattle, WA. Lab/Cor is staffed by certified microbiologists and participates in the Amencan IndustrW Hygiene: Association's Enviro ntal Microbiology Proficiency Vesting (AIHA EMPA"T #101858). The samples were to Lab/Cor Laboratories under chain -of -custody control. 'lie laboratory analyzed the tape lift samples by staining them in lacatophenol cotton blue and observing chmacteristic roorphologies at several nuWufications. The laboratory report is pi ed in Appendix A. In all Basses the laboratory reported the presence of a few scattered spores of several mold types including Aspergt1WPenki1Hw n -mice Ahold, Chaetomlur,m sp., Cladosporium sp., Ganoderma sp. mW Scopularfopsls sp. r � ; The initial mold and moisture assessment conducted by EHSI was intended to determine the types and quantities of filamentous molds that may impact the health of some individuals. Filamentous molds are one of many types of fungus. Assessments for filamentous mold do not also include an assessment for the fiviga.1 types responsible for "dry rot". While both "dry rot" and filamentous molds are fimgi, in Washington State it is necessary to have a Structural. Pest In or (SPI) license to report the presence of "dry rot". The presence of "dry rot" fungus, while ivt a health issue, may impair wood produces to a point when safety issues become important. During the post-remadiation assessment, the visual inspection for filamentous Ahold indicated that all mold -affected materials, with the exception of some window frames and a door, have bow removed fr m the residence. The moisture meter assessmeritindicated that water intrusion has not been totally eliminated and not all building materials have been dried to a point where they do not have the potential to allow mid growth. It should be noted that the north side of the roof has a significant growth of, moss (photo 7) and it is believed that wood along the north end of the roof may have suffered water damage. EHSI believes that the next step is to remove materials with water damage.
