During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to Marie Harrison, Senior Permit
Coordinator. Thank you.
General:
The project is being reviewed under the provisions of IBC chapter 34 that regulates existing
structures. Provide your design assumptions to support decisions made in preparing this
alteration of an existing building. Particular focus must be given to section 3411 for
accessibility. Provide rationale used in developing this design.
Sheet 3
1. The Upper Floor level is required to be accessible according to IBC 1104.4 since it provides
health care services. Please show accessible route to and throughout the Upper Floor level;
otherwise demonstrate how the second floor level complies with IBC 3411.4.1 without an
accessible route.
2. All new doors, interior and exterior, shall provide a minimum of 32 inches clear opening
with door at 90 degrees open. IBC 1008.1.1

3. New 5-0 double door to 2 floor deck must have at least one leaf that provides 32 inch
clear opening as above.
4. Landings on each side of doors must be minimum 44 inches in the direction of travel.
Provide dimensions on the plans to show this at the new exterior door in the south wall and
at the door at the top of the stairs on the Main floor level. IBC 1008.1.6
5. Indicate lever style hardware on all doors. IBC 1008.1.9.1
6. At the door into Northeast Office, provide 18 inches of clear space beyond the latch side of
the door, on the pull side, to provide minimum maneuvering clearance. ANSI A117.1
Section 404.2.3
7. On floor plan, change CO2 alarms to CO alarms. Remove reference to the IRC in related
note. These, as well as the smoke detectors are not required by code.
8. Indicate on the plans handrails (with extensions) are to be installed at stairs to basement.
Sheet 4
9. Please remove reference to IRC in the Shearwall Details.
10. For the deck ledger, use design criteria from the IBC, not IRC.
Sheet 5
11. Coordinate all notes and details concerning stair handrail extensions to show the top
extension extending horizontally for 12 inches beyond the top riser, and the bottom
extension extending along the slope for the depth of one tread. IBC 1012.6
12. On the Railing detail, show that the openings in the top portion of the guardrail between 36
and 42 inches will not allow a 4 inch sphere to pass through. IBC 1013.3
13. Indicate what type of materials are to be used for the guardrails and handrails.
14. On Powder Room Plan, show a vertical grab bar on the wall per ANSI A117.1 Section
404.2.3.
15. On Powder Room Plan, show height of toilet as 17 to 19 inches, and the knee space under
the lav as minimum 27 inches. ANSI A117.1
16. On Powder Room Plan, indicate a 48 inch high wainscot, where walls within 24 inches of a
toilet must be smooth, hard and non-absorbent.
Sheet 8
17. For energy code references, use Chapter 13 of the Washington State Nonresidential Energy
Code rather that the WSEC requirements for R3/R4.
18. Please remove all other references to the IRC.
Please note that the eventual approval of the permit documents does not give tacit approval for any
construction work done prior to obtaining the permit.
