The sign application under BLD20100072 included a non -illuminated wall mounted sign, a panel to be placed on an existing monument sign, and a widow/door sign. Permit BLD20100072 expired prior to be finaled. Edwards Jones subsequently submitted a new sign permit application under BLD20100390. The new sign permit application only includes information on a non -illuminated wall mounted sign that has changed configuration from the wall sign included in BLD20100072. Projects that remain under the SEPA threshold are reviewed by staff with the building permit and the design review is considered an administrative Staff Decision subject to the requirements of ECDC 20.60 (Sign Code) and is a Type I decision pursuant ECDC 20.01.003.A. Analysis: 1. Location. The project site is located at 18401 76th Avenue West, Suite 101. The site is zoned BC — Community Business. The comprehensive plan designation for the site is Neighborhood Commercial. 2. Sign type. The proposed sign is a non -illuminated wall mounted sign, which is a permitted sing type in the Community business zone. 3. Size. Sites within the BC zone are permitted 1 square foot of sign area per lineal foot of wall containing the main public entrance. Edwards Jones business space has 17.25 lineal feet of frontage and is therefore permitted a maximum sign area allowed of 17.25 square feet. The proposed wall sign is 3.6 square feet, and the panel for the monument sign under BLD20100072 is 2.625 square feet. Window signs do not count against total sign area, so Edward Jones is proposing 6.225 square feet of sign area, well below the allowable 17.25 square feet. 4. Color. Pursuant to ECDC 20.60.030.B, the maximum height of a sign is 14 feet or the height of the face of the building. The proposed sign will be placed above the enhance awning to Edward Jones, which below the overall face of the building. Decision: Based on the facts and conclusions of this report, staff finds that the design review for this project (File No. BLD20100390) is APPROVED. I have yeviewed the application for compliance with the Edmonds Community Development Lien, Planning'Division Date Appeals: Design review decisions by staff under the provisions of ECDC 20.12.030 are only appealable to the extent that the applicable building permit or development approval is an appealable decision under the provisions of the ECDC.
