During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to Linda Thornquist, Permit
Coordinator.
1.Your email message on 8/4/11 indicated your desire to provide ventilation to the spaces by
natural means. The calculations you provided for the upper floor window and door openings
are sufficient; however the lower floor calculations are not, in part because the values taken
from the window schedule are not accurate. (Please review and revise the area calculations
within the window schedule.) I suggest that you might consider installing operable units at
both lower level windows to be able to meet the required area for openings, which is 4% of
the floor area. Please revise the plans accordingly. IMC 402.2
2.Since the kitchen prep room on the lower level has no natural means of ventilation, install an
exhaust fan with a minimum flow of 77 cfm. IMC Table 403.3
3.Show an exhaust fan in the restroom with a minimum flow of 50 cfm. IMC Table 403.3
4.Show on the plans 5/8 inch Type X drywall on the walls and ceiling of the enclosed space
under the stairs. IBC 1009.6.3
5.Show handrail extensions at the top and bottom and on both sides of the stairway. IBC
1009.12
6.Show the height of the handrail as being between 34 and 38 inches, and the ends returned to
the walls.
