Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a permit coordinator. Thank you. 1.Please indicate the type of decking to be used, whether spaced cedar, trex, waterproof membrane, etc. 2.Show the footings and framing for the stairs on the plans, including the footings, posts, beams, etc. 3.The bottom stair landing must be at least 3 feet long. Please indicate this on the plan. 4.Indicate on the plans that all wood exposed to weather is to be pressure treated or naturally resistant to decay, and that all hardware is to be hot dipped galvanized or equivalent. 5.The lag bolts attaching the ledger to the house are shown as 3/8 inch at 24 inches O.C. This is not structurally adequate. You may use either ½ inch lags at 23 inches o.c. OR two 3/8 inch lags at 24 inches o.c. These bolts must be staggered top and bottom, located 2 inches from the top or bottom edge. Please show this on the plans. 6.Show a graspable handrail at the stairs. Include dimensions for height above the stairs and grip size. The handrail shall extend the full length of the stairs, with ends returned. 7.The stair riser height shown is “7 3/2”. Please indicate that the maximum riser height is 7 ¾ inches. 8.Show joist hangers attaching the joists to the ledger. 9.The guardrail must resist impact loads of 200 pounds at any point along the top rail. Additional attachments or blocking may be required to achieve this design strength. 10.An exterior light fixture is required near the top of the stairs. A porch light at the existing sliding door would suffice. Please add a note on the plans as to how this requirement will be met.
