20120113091533286.pdf McConnell, Jeanie McConnell, Jeanie From: Wednesday, May 23, 2007 7:47 AM Sent: 'Dwight McGrew' To: Umbaugh, Theresa; McConnell, Jeanie; Westfall, John Cc: RE: 616 Glen Street Condos - bld20060955 Subject: Dwight, A couple more issues to wrap up and this will complete the Engineering review of the last submittal. 1) Please provide clarification on the domestic water service, sprinkler irrigation and fire sprinkler lines. The plans show a branch off the domestic service in the right-of-way with a DCVA in the ROW with a note: 2" waterline & sprinkler. If this is intended to be a domestic/fire combo line then the cleanest approach would be to run one 2" line into the riser · room in the building, put a split in the system for the fire line in the riser room, and install a DCVA immediately after the split. If the intent is for a domestic/irrigation system, then all components (split and DCVA) are to be on private property and · a separate, dedicated fire line would be required. Yesterday I redlined the plans to show the split and DCVA on private property, but did so prior to understanding that this might actually be a domestic/fire combo. A separate irrigation meter has not been called out on the plans, but it is noted there is a separate permit submittal · required for such system. Will an irrigation system be installed with this project? Fire lines are also reviewed by the Fire Department. John Westfall and I will further discuss after clarification is · received. 2) The Site Development Cost Estimate dated 4/25/07 needs to be revised. Please separate out ROW and on-site improvements · Please revise to include all site development work including sewer, TESC, traffic control, removal of old d/w cut and · sidewalk, new rockery, tightline storm pipe, etc. Please contact me directly for clarification responses and please contact Theresa Umbaugh for resubmittals and/or to redline plans. Thank you, Dwight, I've reviewed the resubmittal and have a question for you regarding the driveway off the alley. A1.1, South Elevation, provides an elevation at the alley of 81.835. Topos on sheet P2 however are not consistent with this elevation. The southern most topo provided on sheet P2 shows an elevation of 77. Please red line plans to provide consistent information between them, which will also allow us to confirm actual slope of the driveway. The slope may or may not exceed 14%. Thank you,
