The following are comments directed to the applicant indicating additional or revised information required. Please let me know if you have any questions. These plans are incomplete with many erroneously marked detail and section references. Additional corrections may be required once the information is complete and properly referenced. INTERNATIONAL BUILDING CODE General Notes I . Sheet A3, general notes reference 2006 codes - revise to 2009 codes in accordance with Sheet A2, Code Information and S1.0. Soils Site I . Sheet A4, site plan at east entry way indicates new concrete retaining wall with metal fence above. Show the distance between the new retaining wall and the east property line. 2. Show the maximum height of the entry retaining wall and the footing width based on detail 8/A18. Provide a section of the new retaining wall in relationship to the east property line, showing depth of the footing below grade and relationship of the footing, with drainage to the property line. 3. Show the elevation at the top and bottom of the new entry retaining walls on the site plan. Paish BLD20120170 Page 2 4. Structural calculation show design for pin piles at spread footings, detail 3/S3 provides a design with pin piles and a pile cap. Are pin piles required due to poor soil conditions? If so, was a soils report provided indicating the parameters for design and bearing or pile capacity? Provide documentation for the pin pile requirement and design criteria. 5. Sheet A7, south elevation - show new concrete retaining wall by grid A. Specify maximum slope for finished grade as 2 horiz to 1 vertical. Structural 1. List individual special inspections on the plans including epoxy grout, welding, pin piles, etc. 2. Specify 5 1 /2 sack mix concrete for no special inspection. 3. Provide a cross section in the north -south direction showing structural elements. 4. Specify minimum 5-1/2" post for HHDQ 1 4-SDS2.5, hold downs. Show installation details at foundation and main levels. 5. Sheet A9 - foundation plan - provide a note indicating that the new foundation under the HHDQ14 hold down will provide adequate depth for the required 30" embedment. 6. Sheet Al - clarify design of shear wall 8 along grid 8. Show that this wall is balloon framed, indicate design for overturning and show how loads are transferred into this wall. Beams are not continuous and do not show tension straps, blocking, etc. - 7. Sheet Al 1 - roof framing plan - show all drag struts/connections. 8. Sheet A17, wall section B - show lateral load transfer detail of roof/deck floor diaphragm loads into exterior shear walls, grid G. 9. Sheet Al 7, wall section A - show how roof/deck floor diaphragm lateral loads are transferred into the interior shear walls at grid D. 10. Sheet A10 - provide calculations showing the adequacy of 6 3/4 x 18" GLB at grid 3.3/D-G. Calculations show 8.25 x 18 or 2 - 5 1 /8 x 18 GLB. 11. Sheet Al 0 - provide calculations for the 8 3/" x 24" GLB beams shown supporting the deck floor loads and their footings. Several different beam sizes were found in the calculations - however they do not reflect the construction conditions shown on the plans. 12. Sheet A10, main level framing plan - new roof deck framing over pool room shows 6 3/4 x 18" GLB extending from exterior beam at grid G to grid F - with no support shown below. Specify support and indicate hanger/connection design. 13. Provide uplift calculations for the roof cant, roof joists and beams. Paish BLD20120170 Page 3 14. Provide structural calculations for retaining wall shown in detail 1 /Al 8. Include over -turning, concrete strength, rebar, dimensions, and surcharge shown at the top of the wall via sloped backfill. 15. Sheet A19 - wood to steel beam connection detail - provide calculations for this detail - show consideration for load eccentricity. 16. Sections, elevations and plans refer to "air gap" material. Specify what the air gap material is and provide specifications. 17. Sheet A5 references section A/A5.5 - which is not shown on the plan. Provide section A/A5.5. 18. Sheet A9 shows the site retaining wall along the east property line at the entry with extended footings and references to sections on sheet Al 4. Section 4- Al references retaining wall section 1 -Al 8. Section A-18 retaining wall schedule provides for design of walls up to 12' high. Specify the maximum height of the entry retaining wall. 19. Sheet A9 shows a building section reference A/A5.1, A/A5.3 -which are not shown on the plan. Provide section A/A5.1, A5.3. Clarify/correct all building and detail section references on this page. 20. Sheet A9, foundation section callout at entry to tie old conc to new - detail reference is A6.1 - provide this detail/specific connection. 21. Sheet A9, footing sections at grid A and B corner reference 2/S2.0 - clarify this reference which does not show a foundation detail. 22. Sheet A9, foundation plan - column details show #3 ties @ 12" O.C. - revise tie spacing notes to match Sheet Al 5, details 4 and 5. 23. Sheet A9, foundation plan grid 5G - clarify reference 1 /Al 8 at new corner footing. 24. Sheet A9, foundation plan grid D - specify detail references for new footings and columns. 25. Sheet A9 - provide detail reference for deck footings. 26. Sheet A10 grid 5 roof over garage entry references detail 5/A23. Provide this detail. 27. Sheet Al grid G5 framing plan main level, references A/Al 8 - provide this section or detail. 28. Sheet A10, grid D4 shows section reference 4/S2.0 at GLB - clarify - this does not appear to be the correct section reference. 29. Sheet A14, detail 5 references detail 1-A14 which is a detail of the roof section, not the fence. 30. Al 5, detail 6 - show vent details including required openings in blocking to provide ventilation and cross ventilation. Paish BLD20120170 Page 4 31. Sheet Al 5, details 4 and 5 - note indicates conc. Col. W/(4) # ? bars & #3 ties..... Specify size of vertical bars. 32. Sheet A15 -specify where this detail is used. Columns on sheet A9 specify (6) vertical bars, not 4. Clarify. 33. Sheet Al 5, detail 5 - specify edge clearance for ties. 34. Sheet Al 5, details 1 and 2 - footing reinforcement indicates (2) #4 bars EW. UNO. Clarify how the bars are placed EW - each way. 35. Sheet Al 5 -, Detail A - shows references bubbles that do not show references. Please complete the detail references. 36. Sheet Al 7, wall section A - support of existing footing - specify epoxy grout for dowel into existing footing. 37. Sheet Al 7, wall section A - specify design and reinforcing of support column. 38. Sheet A18, section b - provide a reference for the detail at the deck/wall intersection - currently shown with an empty reference circle. 39. Sheet A18, section B - show the ventilation detail of the PSL deck joists, including cross ventilation. 40. Sheet A18, retaining wall detail - revise the location of the drainage to the outside bottom of the footing or provide calculations for an undrained wall. 41. Sheet A22 - deck roof plan - specify minimum roof/deck slope 1/4" per foot. 42. Sheet A22, shows two detail Ts. Clarify. 43. Sheet A23 - detail 3 - show ventilation detail including air space above insulation. 44. Sheet 5-3.0 - detail 4 - where is this used? Please contact me if you have any questions.
