This project has been reviewed for a second time for the structural
requirements of the 2009 International Building Codes. The following are
comments directed to the applicant indicating additional or revised
information required. Please let me know if you have any questions.
Incomplete information or unrevised items are shown in bold under the
original correction.
4. Structural calculation show design for pin piles at spread footings,
detail 3/S3 provides a design with pin piles and a pile cap. Are pin piles
required due to poor soil conditions? If so, was a soils report provided
indicating the parameters for design and bearing or pile capacity?
Provide documentation for the pin pile requirement and design criteria.
5. Sheet A7, south elevation - show new concrete retaining wall by
grid A. Specify maximum slope for finished grade as 2 horiz to 1 vertical.

Structural
1. List individual special inspections on the plans including epoxy
grout, welding, pin piles, etc.
Engineer's letter indicates a note added to structural notes for special
inspections. However, no new notes were found on sheet S 2.0, which was
the only structural sheet that was revised and resubmitted.
2. Specify 5 1 /2 sack mix concrete for no special inspection.
Engineer's letter indicates structural notes changed to show 51h sack. No
new notes were provided on the structural plans.
10. Sheet Al - provide calculations showing the adequacy of 6 3/4 x
18" GLB at grid 3.3/D-G. Calculations show 8.25 x 18 or 2 - 5 1 /8 x 18 GLB.
As indicated - Calculations recommend two beams both of which have a
larger section modulus and area than the 6 3/4 x 18" GLB that is indicated
on the plans. Provide calculations as previously indicated or revise the
plans to show one of the beams recommended in the calculations.
11. Sheet A10 - provide calculations for the 8 3/4" x 24" GLB beams
shown supporting the deck floor loads and their footings. Several different
beam sizes were found in the calculations - however they do not reflect
the construction conditions shown on the plans.
As previously indicated, provide calculations for this beam. The
calculations shown at Fir Bm Ln d/4-5 (page 9 - no page 10 is provided)
do not reflect the beam length or loading conditions on the plans.
13. Provide uplift calculations for the roof cant, roof joists and beams.
Calculations have been provided. However, the recommendation of the
Engineer to provide an H3 for each rafter does not appear to be shown on
the plans. Show this on the plans and/or indicate where this is shown.
14. Provide structural calculations for retaining wall shown in detail
1 /Al 8. Include over -turning, concrete strength, rebar, dimensions, and
surcharge shown at the top of the wall via sloped backfill.
Calculations have been provided and the retaining wall design limited to
5' retained height.
Sheet Al no longer shows the retaining wall detail. However, details D-
A17, C-A17, 5A18 still reference a retaining wall section on A18. Revise
plans to show correction construction section and retaining wall
reference.
16. Sections, elevations and plans refer to "air gap" material. Specify
what the air gap material is and provide specifications.
Provide a note indicating that the "air gap" material must be part of the
approved, listed assembly for siding and veneer material.

22. Sheet A9, foundation plan - column details show #3 ties @ 12" O.C.
-revise tie spacing notes to match Sheet Al 5, details 4 and 5.
Column notes at entry way have not been revised.
24. Sheet A9, foundation plan grid D - specify detail references for new
footings and columns.
New reference shows A/B17 - should this be B/A17.
30. Al 5, detail 6 - show vent details including required openings in
blocking to provide ventilation and cross ventilation.
Detail shows blocking stopping short of the roof diaphragm, with no
diaphragm nailing in order to provide ventilation. Revise the detail to
show the blocking continuing to and flush with the roof diaphragm. Also
show the nailing at the edge of the diaphragm. Show how ventilation and
cross ventilation is to be accomplished, as previously indicated.
42. Sheet A22, shows two detail 3's. Clarify.
Response indicates this was revised. This was not revised - Plans still show
two detail 3's.
44. Sheet S-3.0 - detail 4 - where is this used?
Response indicates revised - no revisions found.
