Please provide written responses as to where the changes can be found on the plans, cloud all changes on the revised plans, and submit the revised plans/documents to a Permit Coordinator. Thank you. General note: 1.The following Building Division plan review comments are based upon the construction of the structure as initially proposed at application. If the structure is changed to meet the conditions/limitations required by the Planning Division, another review by the Building Division will be necessary, possibly resulting in additional or different comments. On page 2 – Lower Floor Plan: 2.Indicate the existing header grade, size, and species over the windows in the west wall of the garage. 3.Clarify the size of the isolated footing below the south end of the 3-1/8x9 24F-V4 DF/DF GLB. It appears to be undersized for the load noted in the beam calculations. 4.Provide a detail and reference to it for the structure used to support the walls of the proposed storage room extension to guide proper construction and inspection. 5.Indicate the header to be used to span the opening created by the proposed storage room extension. Represent existing loading condtions (floor joists, roof framing) to be supported. 6.Clarify the callout for the 3-1/8x12 16F-V2 HF/HF GLB supporting the deck extension. The provided beam calculations indicate that it fails in bending. 7.Indicate the required post below the north end of the 3-1/8x12 16F-V2 HF/HF GLB supporting the deck extension. On page 2 – Upper Floor Plan: 8.Indicate the required safety glazing for the 20x60 window in the east wall of the studio at the stair landing per R308.4.7. 9.Indicate the required safety glazing for the 46x20 window in the south wall of the studio at the base of the stairs per R308.4.8. 10.Indicate the means to be used to provide the required outdoor air per M1508. 11.Indicate the means to be used to provide heat per R303.8. 12.Indicate the required source specific exhaust ventilation in the powder room per M1507.1. On page 3 – Detail 1/3 – Building Section: 13.Change the callout for the gypsum wallboard on the ceiling of the garage from ‘1/2-inch’ to ‘5/8-inch Type X’ per Table R302.6. Also note that the structures (walls, beams, posts, etc.) supporting the floor/ceiling assembly between the garage and the studio must be protected with a minimum of ½-inch gypsum wallboard or equivalent.
