2012-1024 Simpson SFR2.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: May 8, 2013 TO: Scot Simpson scotsimpson@comcast.net FROM: Chuck Miller, Plans Examiner RE: Plan Check: 2012-1024 Project: Simpson SFR Project Address: 626 Maple Street During a review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, cloud all changes on the revised plans, and submit the revised plans/documents to a Permit Coordinator. Thank you. On page S2: 1.Clarify the callout for the 36x36x8 spread footing (Key No. 4.3) to be used to support the point loads at the ends of two 5-1/4x11-7/8 2.0 PSL beams (Key No. 2.7) above the ‘Great Room’ – it appears to be under-sized. The loads noted on page 36 of the provided structural calculations at that location do not appear to take into account the north end of the girder truss shown in the roof truss layout submitted in response to earlier plan review comments. On page S3: 2.Clarify the callout for the #2 DF 6x12 beams (Key No. 2.9) to be used to support the loads over the three garage door openings – they appear to be over spanned. The tributary loads noted on page 23 and 28 of the provided structural calculations at those locations do not reflect the dimensions noted for floor span, roof span/roof overhang, or take into account the roof framing/hip-master shown in the roof truss layout submitted in response to earlier plan review comments. 3.Clarify the callout for the 5-1/4x11-7/8 2.0 PSLs (Key No. 2.7) to be used to support the loads over the ‘Great Room’ and ‘Dining Room’. The spans and loads noted on page 23, 26, and 30 of the provided structural calculations do not reflect the dimensions noted for floor span, roof span/roof overhang, or take into account the roof framing/girder truss shown in the roof truss layout submitted in response to earlier plan review comments. Provide separate calculation for each of the beams. On page S4: 4.Clarify the callout for the #2 HF 4x6 beams (Key No. 2.3) to be used to support the roof over the deck where the spans are greater than 8’6”. On the north and south sides there are spans greater than 8’6” and the beams appear to fail. 5.Indicate on the plans the required beam to be used to support the roof framing/hip-master (shown in the roof truss layout submitted in response to earlier plan review comments) over the west-most 4.0x4.0 window in the south wall of the ‘Adventure Room’.
