Please provide written responses as to where the changes can be found on the plans, cloud all changes on the revised plans, and submit the revised plans/documents to a Permit Coordinator. Thank you. General Note: 1.Provide an existing floor plan for the structure per the City of Edmonds Residential Addition/Remodel/Alteration Permit Submittal Requirements. It is difficult to assess the extent and effect of the proposed work without knowing the existing configuration of the structure. Of particular interest are the kitchen area and the roof framing above and floor framing below it. 2.Indicate the additional amount of area, in square feet, of the basement to be finished as part of this permit. 3.Clarify the extent of work to be done to ‘repair roof’ as noted on the permit application. 4.The following plan review comments are for the work proposed on the permit application and submitted construction documents. Any changes or additional information provided about other areas during resubmittal may result in additional comments. On page 2: 5.Clarify the callout for beams ‘A’ and ‘B’ - #2 Douglas-fir 4x10s – no beam calculations were provided among the construction documents. What loads are the beams supporting? What is the required posting at each end of the beams? How are the loads being transferred by their supporting elements to the foundation? – see General Note #1. 6.Clarify the placement of the 3.0x4.0 window in the north wall of the kitchen. Is it an existing window and, if not, what size beam is required for the opening? What load (ridge beam?) is it supporting? – see General Note #1. 7.Clarify the placement of the 2.8x6.8 door from the garage into the kitchen. It does not appear to be in the same location as the existing window. What beam size is required for the opening? What load (full span trusses, ‘stick-frame’ rafters supported by a ridge beam?) is it supporting? – see General Note #1. 8.Indicate the required dwelling/garage opening protection (the door from the garage into the dwelling) per R302.5. 9.Indicate the required dwelling/garage fire separation (gypsum wallboard on the garage-side) per R302.6. 10.Clarify the callout for ‘STHD14’ hold-downs to be used as part of the portal-frame construction at the garage door opening. Per the manufacturer, the ‘STHD14’ does not meet the 4200 lb. tension load required per R602.10.3.3/Figure R602.10.3.3. 11.Indicate the required foundation construction across the entire length of the braced wall line of the portal frames per R602.10.3.3/Figure R602.10.3.2. On page 3: 12.Indicate the required 50 cfm source specific exhaust fan for the bathroom per M1507.3.1 13.Clarify the amount of finished basement shown as ‘existing’. Indicate both the ‘existing’ and the ‘new’ or ‘proposed’ walls to be added as part of this project. The Snohomish County Assessor’s Office notes that only 360 square feet of the 1252 total is finished – see General Note #2. Page 2 of 2
