2013-0190 Ching & Chang SFR3.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: July 30, 2013 TO: Jonathan Richards jonathan_59@hotmail.com FROM: Chuck Miller, Plans Examiner RE: Plan Check: BLD2013-0190 Project: Ching/Chang SFR Project Address: 17134 Talbot Road During a review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, cloud all changes on the revised plans, and submit the revised plans/documents to a Permit Coordinator. Previous items that recur on this list appear in italics. Thank you. On pages A3.0 and A5.0: 1.Provide a detail and a reference to it for the required connection at the top of the braced wall panel ‘7’ located along north wall of the ‘Living Room’ to complete the shear transfer from the The provided ‘SW Transfer floor diaphragm above. Resubmittal response dated 7-19-2013 – from SW-7 to Floor Above’ detail notes ‘2x blocking @ 24”oc w/ 16d @ 8”oc’. Is the blocking to be attached to the floor joists ‘w/ 16d @ 8’ oc’? What is the required attachment (fastener and spacing) for the connection of the blocking to the top plate? Does the 24”oc blocking need to be wider than 8” (2x10) to receive 16d nailing @ 8”oc? 2.Indicate on the plans the required base plate nailing (fasteners and spacing) for the various braced walls that are not attached with anchor bolts. Resubmittal response dated 7-19-2013 – “Per code, all braced walls shall meet the minimum anchor bolt spacing per engineering notes in calculation package.” There is a general note on the building plans and the provided structural calculations that anchor bolt placement will be every 48”. Is this also the base shear anchorage for all of the shear walls, from type ‘1’ (v=151 lbs/ft) to type ‘2.6’ (v=911 lbs/ft)? “Nailing to be per shear wall schedule.” Resubmittal response dated 7-19-2013 – The ‘Shear Wall Schedule’ on pages A3.0 and A5.0 do not indicate the required base plate nailing (fasteners and spacing) for the various braced walls that are not attached with anchor bolts, such as that represented on the ‘(SW1 & SW5) Lapped Sheathing to Rim in lieu of Straps’ detail.
