2013-0466 Echelbarger SFR2.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: July 12, 2013 TO: Todd Echelbarger todd@echelbarger.com FROM: Chuck Miller, Plans Examiner RE: Plan Check: BLD2013-0466 th Project: Echelbarger SFR – 86 Place W th Project Address: 18122 86 Place W During a review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, cloud all changes on the revised plans, and submit the revised plans/documents to a Permit Coordinator. Items that recur on this list appear in italics. Thank you. On page A4: 1.Indicate on the plans the required footings to support the loads where the ends of two ‘Beams 18’ meet and combine with the north end of the north ‘Beam 24’ – 5-1/4x11-7/8 PSL 2.0, at the south end of the south ‘Beam 24’, and where the ends of ‘Beams 24’ bear at the center of the garage. The option noted on page A5 to ‘post down center & have (2) 5.25x11.875 PSL 2.0’ will result in an unsupported point load. If the option is chosen, there is no specified isolated footing shown on the building plans to guide proper construction and inspection. 2.Indicate on the plans the required footings to support the loads where the ends of two ‘Beams 18’ meet and combine with the north end of the north ‘Beam 25’ – 5-1/4x11-7/8 PSL 2.0, at the south end of the south ‘Beam 25’, and where the ends of ‘Beams 25’ bear at the center of the garage. The option noted on page A5 to ‘post down center & have (2) 5.25x11.875 PSL 2.0’ will result in an unsupported point load. If the option is chosen, there is no specified isolated footing shown on the building plans to guide proper construction and inspection. On page A5: 3.Clarify the callout for ‘Beam 9’ – 3-1/8x12 24F-V4 GLB – it appears to be over spanned. The provided structural calculations seem to indicate a smaller roof area being supported by the beam than that represented on page A6. The provided calculations for ‘Beam 9’ (see attachment) appear to represent a partial uniform load from 0-4 feet from the roof. The roof framing plan on page A6 indicates that about 9 feet of roof will be supported by that beam. 4.Clarify the callout for ‘Beam 17’ – 6x8 DF #2 (over the 6.0x8.0 French doors in the west wall of the ‘Great Room’) – it appears to be over spanned. The provided structural calculations indicated a 4x10 HF #2 at that location. It appears that ‘Beam 15’ – 6x12 DF #2 – over the 6.0x8.0 French doors in the west wall of the Nook was changed to HF instead. Page 2 of 2
