Please provide written responses as to where the changes can be found on the plans, cloud all changes on the revised plans, and submit the revised plans/documents to a Permit Coordinator. Thank you. On page A-2: 1.Floor Plan - Clarify the callout for ‘Method PFH: Portal Frame with Hold-downs’ for the required wall bracing along the west wall of the garage. The maximum distance between the two braced wall panels of a double portal frame is 18 feet per Figure R602.10.3.3, and your provided detail, ‘2/A-3’. Two portal frames, using the double 2x4 post construction option in the central 1’11” wall between the garage doors, could be proposed and would meet the total required wall bracing for that braced wall line. 2.Roof Plan – Clarify the callout for ‘Beams A and B’ – 4x12 HF #2. They appear to be over spanned. The City of Edmonds requires beam calculations for all beams. 3.Roof Plan – Indicate on the plans the required solid ‘bird blocking’, or minimum 1 hour fire- resistance rated construction for the underside of the roof eaves, along the east side of the structure per Table R302.1. On page A-2 or A-3: 4.Provide a detail and a reference to it for the required footing/foundation supporting the ‘Method PFH: Portal Frame with Hold-downs’ per R602.10.3.3. 5.Wall Section – Clarify the ‘double 2x sill’ represented about one-fourth of the wall height above the foundation. ‘Breaks’ in the wall framing studs can have an effect on the ability of the structure to withstand wind loads. 6.Wall Section – Indicate on the plans the required minimum foundation reinforcement per R403.1.3. The detail represents a construction joint between the concrete footing and stem wall.
