2013-0844 Almark SFR.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: September 3, 2013 TO: Almark Corporation almark_corporation@frontier.com FROM: Chuck Miller, Plans Examiner RE: Plan Check: BLD2013-0844 Project: Almark SFR Project Address: 8036 Cyrus Place During a review of the plans for the above noted project, it was found that the following information, clarifications, or changes are needed. Please provide written responses as to where the changes can be found on the plans, cloud all changes on the revised plans, and submit the revised plans/documents to a Permit Coordinator. Thank you. General note: 1.The provided geotechnical report (Associated Earth Sciences, Inc. Project No. KE080246A, dated April 26, 2013) indicates that structural fill is required to establish desired grades due to site topography and proposed work. The unique and specific nature of the work necessary to complete your project requires special inspection per IBC 1704. A City of Edmonds ‘Special Inspection and Testing Agreement’ (see attached) will need to be completed and returned prior to permit issuance. On page A3: 1.Foundation Plan - Provide a callout for ‘Detail 2’ on page G1 for the continuous footings/foundations to guide proper construction and inspection. 2.Foundation Plan – Indicate on the plans the required size of footing(s) below the north end of ‘Beam PB-1’. The point load from the south end of ‘Beam B-1’ is less than 3 feet away and between the two of them there does not appear to be enough ‘typical’ foundation/footing to bear the load. 3.Foundation Plan – Clarify the callout for the 24x24x8 isolated footing below the north end of ‘Beam B-5’. The span of the beam represented on page A4 is different than that noted in the provided structural calculations, and its point load combined with the other loads, appears to require a larger footing. 4.Foundation Plan - Indicate on the plans the required size of footing below the north end of the girder truss. ‘Beam GB-6’ supports the south end of the truss and is bearing on an enlarged footing below the divided load, however the north end is sitting on a foundation wall that may not be tall enough to disperse the load over the 16 inch wide footing. 5.Foundation Plan – Indicate on the plans the required size of the footings below the north end of ‘Beam GB-2’ to avoid ‘scaling’.
