Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a permit coordinator in the Development Services Department. Thank you. New comments appear in italics. 1.Previous item #2. Provide a deck framing plan (overhead plan view) showing the size and layout/spacing of all deck joists, beams, columns, stair framing, footings, etc. See the submittal requirements in the previously provided deck handout. None of the pages in the last submittal provide this information. Also, please label the pages as appropriate (“Deck Framing Plan”, “Roof Framing Plan”, “Site Plan”, etc.) 2.Previous item #3. Indicate the type of decking on the drawings. This was discussed at the permit center counter but does not appear on the plans. 3.Previous item #4. Provide a roof framing plan (overhead plan view) showing the size, species and layout of all framing members, and how they are connected. Indicate the slope of the roof, and the materials to be used for sheathing and roofing. This item has not been addressed. 4.Previous item #6. It appears from the photo that the posts supporting the roof bear mainly on the single rim joist. This is not prescriptive framing and may need additional support, or an engineered design to justify the configuration. This item has not been addressed. However, at the permit center counter, the concept of installing a double deck joist under each post above was discussed, and may be a viable solution to this lack of sufficient bearing for the posts. Please show the intended design on the Deck Framing Plan. 5.Several of the pages submitted are not legible due to the poor quality of the photocopy. Please ensure that all documents are legible. 6.To date, we have not received a viable set of plans that allow sufficient review of the project. Please consider the option of hiring a designer or draftsman that can assist you in producing the construction documents necessary to facilitate the review. 7.Once complete plans are submitted, further review comments may arise if code deficiencies are noted.
