Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a permit coordinator in the Development Services Department. Thank you. 1.No records have been found to show that the existing deck and retaining walls on site have been permitted by the City. This item is also mentioned in plan review comments by the Planning Division dated September 16, 2013. Please provide the proper documentation to add this to the scope of the project and allow for City review. 2.On the deck framing plan: a.show the size, species and layout/spacing of all deck joists, beams, columns, footings, etc. See the submittal requirements in the attached deck handout. b.The plan shows ‘cedar’ beams and joists, which is a species not commonly used for framing members. Please verify whether or not these members are indeed cedar. c.Verify adequate sizing of the joists at the angled walkway sections of the deck. Several spans look to be between 11 and 12 feet in length, which likely exceeds the allowable span for those members. Please modify the plans as needed. d.It appears the Scale on the plan does not match the dimensions shown on the plan. Please verify the accuracy of the Scale and make any corrections needed. 3.I have attached a retaining wall handout for your use in preparing documentation for the retaining wall portion of the building permit. Please note that any retaining walls on your property must be designed by a geotechnical engineer. 4.Once your updated plans are submitted, further review comments may arise if code deficiencies are noted.
