A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ changes can be found on the plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. On page A3: 1.Foundation Plan – Clarify the callout for the 30x30x12 isolated footing to be used to support the loads below where the ends of beams ‘GB-4’, ‘GB-5’, and ‘GB-6’ converge over the garage. It appears to be undersized for the loads noted in the provided structural calculations using the assumed soil bearing. 2.Foundation Plan – Indicate on the plans the required size of the footing to be used to support the loads below where the ends of beams ‘GB-4’, ‘GB-7’, and ‘GB-8’ converge at the south end of the garage. The ‘typical’ footing appears to be undersized for the loads noted in the provided structural calculations using the assumed soil bearing. 3.Foundation Plan – Indicate on the plans the required size of the footing to be used to support the loads below where the ends of the ‘underfloor’ beams converge below the north end of beam ‘B-8’. On page A4: 4.Main Floor Plan – Clarify the callout for the typical 4x8 DF #2 beam to be used to support the loads over the south-most 4.0x2.0 window in the east wall of the ‘Family Room’. It appears to be over spanned, fails in bending and shear. 5.Main Floor Plan – Clarify the callout for the typical 4x8 DF #2 beam to be used to support the loads over the 5.0x5.0 window in the east wall of the ‘Den/Guest’ room. It appears to be over spanned and fails in bending.
