A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. The unique and specific nature of the work necessary to complete your project requires · special inspection per IBC 1704. A City of Edmonds ‘Special Inspection and Testing Agreement’ (see attached) for the following work will need to be completed and returned prior to permit issuance. Excavation, grading, and site preparation o Soil bearing verification o Placement of fill, and compaction o On page A3: 1.Foundation Plan – Clarify the callout for the 4x8 HF #2 beams to be used to support the loads below the north wall of the ‘Family Room’. The west-most beams (with spans noted as 4’4” and 4’0”) appear to be over spanned and fail in bending. 2.Foundation Plan – Clarify the callout for the 18x18x8 (or 24” dia. ‘Sonotube’) isolated footings supporting the loads below the north wall of the ‘Family Room’. The second through fourth footings from the west appear to be undersized for the anticipated loads. 3.Foundation Plan – Clarify the callout for the 36x36x8 ‘widened’ footing below the west end of ‘Beam GB-1’ – 5-1/8x24 GLB 24F-V4 – and the east end of the roof girder truss above. It appears to be undersized for the anticipated loads. On pages A5 & A7: 4.Clarify the difference in the windows shown and those listed on the provided Washington State Energy Code (WSEC) ‘Glazing Schedule’. Adjustments in the related data on the WSEC ‘Simple Heating System Size’ worksheet may also be necessary. Page 2 of 2
