Demaray markdemaray@msn.com FROM: Chuck Miller, Plans Examiner RE: Plan Check: BLD2014-0698 Project: Demaray addition th Project Address: 505 10 Avenue N During a review of the plans by the Building Division for the above noted project, it was found that the following information, clarifications, or changes are needed. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. General Note – Indicate on the plans the option to be selected to achieve the required 0.5 credits per WSEC R406. On sheet A-1: 1.General Notes - Change the code year reference from ‘2009’ to ‘2012’ for the following: a.Note #1 b.Note #4 2.Floor Plan – Indicate on the plans the following: a.The required smoke alarm per R314. b.The required carbon monoxide alarm per R315. 3.Framing Plan a.Clarify the callout for the ‘Existing Beams A’ – 2x10 tripled joist – to be used to support the loads from the walls and roof framing above the ‘Office’. They appear to be over spanned, fail in bending, and deflect beyond that allowed per Table R301.7. The uniform loads used in the provided structural calculations do not appear to reflect those anticipated by the represented construction and are a bit low. The wood species used in the provided structural calculations (Douglas Fir-Larch #2) is different than that noted in the ‘General Structural Notes’ (Hem Fir #2). b.Clarify the callout for the ‘HU210-3’ joist hanger to be used to support the ‘Existing Beam A’ – 2x10 tripled joist. Per the manufacturer it appears to be unable to support the loads anticipated by the represented construction. c.Indicate on the plans the required connection to support the loads at the ends of the ‘Existing Beam A’ – 2x10 tripled joist – where not specified to guide proper construction and inspection. d.Clarify the callout for the ‘Existing Beam B’ – 2x10 tripled joist – to be used to support the loads from the floor, the two ‘Existing Beams A’, and the wall and roof framing above the ‘Office’. It appears to be over spanned, fails in bending, and deflects beyond that allowed per Table R301.7. The uniform loads used in the provided structural calculations do not appear to reflect those anticipated by the represented construction and are a bit low. The point load from the east ‘Existing Beam A’ does not appear to have been accounted for. The wood species used in the provided structural calculations (Douglas Fir-Larch #2) is different than that noted in the ‘General Structural Notes’ (Hem Fir #2). On sheet A-2: 4.Section A/1 a. Change the required wall insulation from ‘R-19’ to ‘R-21’ per WSEC Table R402.1.1. b.Indicate on the plans the required sill height of not more than 44 inches measured from the finished floor to the bottom of the clear opening per R310.1.
