During a review of the plans by the Building Division for the above noted project, it was found that the following information, clarifications, or changes are needed. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. Sheet 2 nd 1.2 Floor – Please verify that Bedroom 4 is equipped with an egress window per IRC R310. nd 2.2 Floor – Bathroom 4 requires a second exhaust fan per IRC Table M1507.4. 3.Main Floor – The 3050 window along the north wall of the Guest Bedroom should be safety glazing per R308.4.2. 4.Basement - Bathroom 1 requires a second exhaust fan per IRC Table M1507.4. 5.Floor Plan Note 11 – Please add to note 11: ‘…ladder for egress per IRC R310.2.1. Drainage per R310.2.2.” Sheet 3 6.The holdowns schedule and a holdown detail are shown on the plan, however, no holdowns are located on the foundation plan nor the floor plans. Please add holdowns as required. 7.Please add a note: ‘See sheet 2 for additional framing notes.’ 8.Verify that the header (labeled as beam #5 in the calculations) has been removed from the plan. If header #5 is to be incorporated into the plan, please show the opening and the header required to support the loads above, including beam#3. 9.Main Floor Beam #4 (MFB4) – Please include calculations showing the worst case loading condition including the reaction from a garage floor joist supporting the required 3000# point load for vehicle jacking load per IRC Table 1607.1, note a. 10.MFB7 – Include point loads from MFB8 above (which carries UFB9) in the analysis provided. Sheet 4 11.Please show the required holdowns on the floor/foundation plans. 12.Roof Beam #5 (RB5) – an equation was shown on the computer print-out regarding the tapered beam end for roof clearance. Please show the work regarding your approval of the taper. Please note that if NDS equation 3.4-5 is utilized, ed unles d is used to calculate f nnv using equiation 3.4-2. 13.Upper Floor Beam #4 (UFB4) – beam is shown as (2) 11-7/8 TJI 110 series joists in the calculations, but is represented on the plans as LSL 3-1/2 x 11-7/8. 14.UFB6 - beam is shown as (2) 2x12 in the calculations, but is represented on the plans as PSL 3-1/2 x 11-7/8. Additionally, the beam is shown to be supporting only 1’ of tributary area in the calculations, but the plans represent approximately 4-1/2’ of tributary area. 15.UFB7 – the point load supported by this beam should be increased as required from the results of item #14 above. Sheet 6 16.Detail D – See comment 12 and revise accordingly. 17.Detail F – Provide an additional detail showing the placement of the lag bolts with regard to edge distance, end distance, minimum embedment, etc. 18.Details J and K – Please provide calcualations relating to the basement wall with a maximum height of 9’. The current calculations appear to show only a 4’ wall design. Page 2 of 2
