Please provide an itemized engineers cost estimate, including units and unit prices, for both on -site and off -site (right-of-way) improvements, including traffic control. Please utilize the King County Site Improvement Bond Quantity VVu/ksheettocomplete the estimate. o A bond is required to be placed for all right-of-way improvements. The amount of the bond will be based on 120% of the City approved estimate for all right of way improvements. The City will inform you of the appropriate bond amount after review ofthe cost estimate. Starbucks Edmonds Comment Response January 15, 2015 Page 2 of 5 STORMWA+TER REPORT The design of the existing stormwater system that serves the Walgreens site was designed to include runoff from the site to the west that is now proposed as a Starbucks. The original design assumed a bank with drive -through lanes on the site of the proposed Starbucks. The approved drainage report and as - built plans for the system that was installed with the Walgreens development is available at the City for your review. Once this evaluation is performed by the designer, it should be included in the drainage report for the Starbucks development and the stormwater design modified accordingly. This table has been included in the updated Stormwater Site Plan Report. Sheet C1.1— Cover Sheet and General Notes 4. Under utility purveyors please note Stormwater — City of Edmonds and Fire — Fire District 1. Noted. 5. Update General Notes to reflect 2014 WSDOT standards. Notes have been updated. Sheet C2.1— Temporary Erosion Control Plan 1. Please revise title of plan sheet to include "Demo". Title has been revised. 2. Replace detail E1.3 with the current version of the detail found on the City website. The legend indicates "crushed surfacing" and on Sheet C3.1 several areas use a hatch type typical for concrete, which isn't shown in the legend. Please clarify where the crushed surfacing is to be used. Please revise legend to include "concrete surface". Legend has been corrected. Sheet C3.1— Grading, Drainage, and Paving Plan 1. Please review title of plan to include "Utilities". Title has been revised. 2. Clearly indicate utilities that are to be installed during this phase of the project. It appears as though a portion of the electrical system is in? Has the gas line been stubbed to the property? See items 3 and 4. 3. Please show power, phone, cable, etc. to the building. Power and data conduit added to plan. 4. The as -built plan shows an existing gas stub on the west side of the building. It appears to line up with the valve that has been indicated in the parking area. Service should be provided from this location instead of making another cut into Edmonds Way to bring service into the east side of the building. Plans have been revised to utilize existing gas stub. 5. Please label or add info in the legend on sheet C1.1 that indicates what the various symbols are on the plan sheet. Some appear to be valves or cleanouts or junction boxes?? These symbols are located on our survey base and are labeled only as "gate valve" with no additional information. We have updated the symbols to match our gate valve symbol. 6. One-way drive aisles shall be a minimum width of 12-feet. Please revise plans accordingly. Drive aisle widths will remain as shown per a 01/12/14 conversation with Jeanie McConnell. 7. Update reference to Type B curb ramp to state detail 6 instead of 7. Fixed. B. Sheet C2.1 indicates demolition of only two of the curb ramps along the west side of the parcel. However, this plan sheet indicates replacement of all three. Please revise plan sheets as needed. Show pavement striping and add callout for RPM's. Details for striping (including crosswalk) and RPM's should also be included in the civil plan set. Pavement striping already shown. There is already a callout for RPMs. Crosswalk detail no longer necessary per 01/09/14 email from Jeanie McConnell. 10. Please note open grate CB's shall have vane grates. Noted on CB schedule. 11. Please show any screening around the transformer that may be required through the design review process. See architectural set. 12. Add reference to which plan sheet the detail for the trash enclosure can be found. Reference added. Show trash enclosure pad as a concrete surface. Corrected. b. Drop pin sleeves shall be installed at both open and closed gate positions. Noted. See architectural drawings. 13. Clearly distinguish between sidewalk sections that are existing (installed with the Walgreens project) and those that are proposed to be installed with this project. Existing sidewalk shown on a faded layer. A match line has also been added to distinguish between new and existing sidewalk. 14. Sheet C4.1 indicates removal and replacement of a few sidewalk panels along the property frontage. Please indicate removal and replacement on this plan sheet. Updated to indicate removal of sidewalk panels. Sheet C4.1 Water and Sewer Plan 1. Provide 3 copies of this plan sheet with Olympic View Water & Sewer District signature of approval. Provided.
