Your comments are listed below as presented to us with our response in italics immediately below. 1. Awnings: As you may remember from the design review and conditional use process for the Starbucks, the awnings along Edmonds Way cannot extend more than 30 inches into the setbacks. While the site plan and elevation views have been changed to reflect this, the construction details (Sheets A-3001, A-3002, and A- 3004) show the awnings along Edmonds Way extending out four feet from the edge of the building, which means they would extend more than 30 inches into the setbacks. Please revise Sheets A-3001, A-3002, and A- 3004 (and other sheets with the awnings) so that the awnings along Edmonds Way will not extend more than 30 inches into the setbacks. The site plan and the elevation views show the awnings along Edmonds Way at 2.5 feet Response: Sheets A-3001, A-3002, and A-3004 have been revised to graphically illustrate the awnings along the South building elevation to reflect the correct condition. Additionally, sheet 5-003 has been also updated to reflect the correct distance. 2. Landscape Bond: Please provide an itemized cost estimate covering landscaping and irrigation which will be use in determining the landscape bond amount. Response: Please see the Proposal from the project landscaper Green Effects (attached). 3. Site Lighting Fixtures: A condition of approval from the Nearing Examiner's decision on the Starbucks design review and conditional use permit was that the light standards installed in association with the project shall not exceed 25 feet in height. Sheet E-1103 notes that site lighting fixtures S-0 and S-1 will be a total of 30 feet in height. Please revise to indicate the installed lights will not exceed 25 feet in height. Response: The Lighting Fixture Schedule on sheet E-1103 has been updated to show the corrected pole height for fixtures S-0 and S-1 to be 25'-0". Additionally, sheet E-1002 has been updated to reflect the effect of the shorter light poles. Please let me know if you require any additional information to complete your review of this project.
