A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. 1.It appears that the addition will be two stories high. The drawings submitted only provide the plans for the upper floor. Please submit an existing and proposed lower floor plan. Note the lower floor plan should indicate the use for each room as was done on the upper floor plan. 2.Please include all windows and doors and there sizes (to scale) on the floor plans. 3.Note that all smoke detectors in the house must comply with IRC R314.1, stating that smoke detectors should be installed within each bedroom, and on each level of the structure outside of, but in the vicinity of any bedrooms on that level. Additionally, the smoke detectors are to be hard-wired and interconnected. 4.Note that carbon monoxide detectors are required at each level within the structure per IRC R315.1. 5.Note that insulated elements (such as walls, floors or roofs/ceilings) disturbed during this project must be ugraded to the current WSEC insulation minimums: R-49 attic (R-38 if vaulted), R-21 walls and R-30 floors. 6.Per the WSEC, with the addition of conditioned space to the home, compliance with WSEC Table 406.2 is required. Please specify the path of compliance to earn a minimum of 0.5 energy credit. 7.Specify that the window to be used in the Master Bedroom is in compliance with IRC R310 for emergency egress. 8.Page 1 – Foundation Detail: Specify a minimum of 3” clearance between the bottom of the footing and the reinforcing steel.
