Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a permit coordinator in the Development Services Department. Thank you. Note that text in italics indicates a new or updated comment. Sheet A0.1 1. Reference the Plumbing Fixtures Count in the General Notes. The toilet calcs show Previous item 4. 1.48 toilets needed for each sex. This number should be rounded up to 2 according to IBC 2902.1.1. If the building is to be used as a restaurant, you might consider using the occupant load factor of 1:75 as per the A-2 restaurant occupancy in Table 2902.1 instead of the 1:25 shown in the calcs. Please revise the calcs and/or the plan sheets as needed. Please revise the calcs on the plans using the total OL number of 82 which includes both floor levels, and use the occupant load factor of 1:75 as per the A- 2 restaurant occupancy in Table 2902. It appears this will still comply with code, but needs to be accurately shown on the plans. Sheet A2.01 2.. Provide details for the ramp, including slope, handrail dimensions, etc. IBC 1010 Previous item 7 Please show the ramp slope on the plans. 3.. Provide details for the exterior stair systems at the corner of James and Sunset. Previous item 8 Include tread and riser dimensions, handrail dimensions, etc. Your response states that this will be a deferred submittal, however, these concrete stairs are an integral part of the site work, and the design should be shown on the plans. (This is different from the metal stair system that will attach to the side of the building.) Two handrails are required, and should be located on the most direct path of travel, which appears to be at the angled stair location as shown on the original drawings. 4.New item, as a result of revised floor plans: At door D05, provide a minimum 18 inch clearance beyond the latch on the pull side of the door.
