Below are our responses: SITE PLAN 1) If the utilities are shown on the site plan, please show all the utilities (i.e. storm and power, gas, cable, etc.) 0 UTILITIES ARE SHOWN AS REQUESTED. 2) Please note on the plans if the driveway curb cut is existing or new/widened. 0 NOTE ADDED AND 2' ASPHALT CUT SHOWN WHERE CURB IS BEING REPLACED, 3) As changes are made to other plans sheets, please revise this sheet as needed. ® SHEETS UPDATED ARE REFLECTED ON THIS SHEET. TEMPORARY EROSION CONTROL PLANl of 22) 1) It appears that the 'Engineer's Grading Specifications' are related to the soil preparation for the structure and does not pertain to the grading of the site. Typically if there is an existing water service line from the water main to the meter it will not be the appropriate size and a new tap will be required. • SITE WILL BE PROVIDED WITH A 1-INCH METER AND WATER SERVICE LINE TO ACCOMMODATE RESIDENTIAL SPRINKLERS. SEWER 1) Please show the sewer from the main to the house on this plan sheet. 'There are three sewer lines located with Sunset. You will need to connect to the sewer furthest east (the line closest to the subject site) on Sunset. • OWNER WILL USE EXISTING SERVICE WITH REQUIRED TESTS AND UPGRADES, 2) Please note if the sewer lateral is proposed or existing. If the existing side sewer and lateral is proposed to be reused, the sewer will need to be inspected by the City's Public Works Department to determine if it can be reused. Contact Edmonds sewer division. If the lateral is a new connection, please label the connection at the main as a Romac insert a tee. • SEWER LATERAL WILL BE EXISTING PIPE FROM THE MAIN TO THE PROPERTY LINE. WE HAVE NOTED A CALL FOR CITY INSPECTION 3) Please label the pipe material and size. The sewer lateral (from the main to the property line) must be 6" Once on private the sewer may reduce to 4". • ASSUMING THE EXISTING SERVICE IS 6" PVC TO THE PROPERTY LINE, WILL REPLACE THE OLD 4"SERVICE WITH NEW 4"PVC AND REQUIRED CLEAN -OUTS. 4) Show a 6" cleanout at the property line. Please add a note that the 6" cleanout at the property line will have a 12" cast iron lamp -hole cover with 1/2" hex bolts. • NOTED ON PLANS. LAMPHOLE DETAIL ADDED. 5) Show a cleanout located within 2' of the house, at any 90 degree bend, when there is less than 3' between tow 45 degree bends, and when there is more than 100' between cleanouts. • CLEAN -OUTS ADDED AS REQUIRED. 6) Please show the invert elevations at the main and the house so that slope and coverage can be verified, If the slope of the pipe exceeds 20% the pipe will need to be anchored. • HAVE NOTED THAT THE SEWER SLOPE FROM THE 6"SERRVICE TO THE HOUSE SHALL BE 2% MINIMUM AND SHALL BE FIELD VERIFIED AT CONSTRUCTION. WE ARE UNABLE TO ASSESS EXISTING STUB GRADE FROM AVAILABLE INFORMATION. STORM 1) The proposed stormwater plan shows connection to a manhole that is sump (no connection to the City System). The stormwater runoff from the subject site cannot connect to this manhole. Please show connection to the City system or maintain all stormwater runoff onsite through low impact development. • STORM HAS BEEN SURVEYED AND THE SITE STORM HAS BEEN RE-ROUTED TO THE NORTH. 2) The stormwater management system proposed is to direct discharge to the City system. Please provide a quantitative downstream analysis to show that the existing infrastructure can support the additional water, • SEE AMMENDED DRAINAGE REPORT FOR THE QUANTITATIVE ANALYSIS AS REQUESTED. NO CAPACTY PROBLEMS FOUND. 3) The surface. water runoff from the driveway shall not sheet flow into the street. Please show how the surface water runoff from the driveway will be collected and discharged to the storm system. • D/W TO BE SLOPED TO THE YARD IN FRONT OF THE HOUSE TO A LOCAL YARD DRAIN 4) Please provide rim and invert elevations for all pipes within the catch basins • RIMS/INVERTS PROVIDED. DRY UTILITIES 5) Please show all proposed dry utilities (gas, phone, cable, etc.) on the plans so that utility separation can be verified. • DRY UTILITY LINES ARE SHOWN AS PROVIDED ON THE SITE PLAN.
