2015-0670 Christopher deck addition - HO.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: June 9, 2015 TO: Aija Christopher FROM: Chuck Miller, Plans Examiner RE: Plan Check: BLD2015-0670 Project: Christopher deck addition Project Address: 17512 Talbot Road During a review of the plans by the Building Division for the above noted project, it was found that the following information, clarifications, or changes are needed. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. On sheet 1 – Elevation – Deck Framing: 1.Indicate on the plans the span, or distance between the supporting posts, and the amount of cantilever, or ‘overhang’ at each end, of the proposed 3-1/2x12 GLB. If placed at the widest part of the proposed deck addition, the beam appears to be over spanned, fails in bending (at the middle of the span), and deflects beyond that allowed per International Residential Code (IRC) Table R301.7. The specified beam does not appear to be able span beyond 12 feet, with a 4 foot cantilever at each end, and support the loads anticipated by the represented construction. 2.Indicate on the plans the span, and the amount of cantilever at each end (if present), of the existing 4x12 beam. The specified beam does not appear to be able span beyond 13 feet and support the loads anticipated by the represented construction. On sheet 2 – Deck Remodel – Existing Deck: 3.Clarify the representation of the ‘existing deck’ along the west side of the structure. There appears to be no City of Edmonds record of a deck completed under a prior permit, and work being done under permit BLD2014-0232 specifically states “Deck not constructed and not in scope of permit.”. Nothing in this permit application process shall be interpreted as allowing or permitting the maintenance of any currently existing illegal, nonconforming, or unpermitted building, structure, or site condition which is outside the scope of the permit application, regardless of whether such building, structure, or condition is shown on the site plan or drawing. Such building, structure, or condition may be the subject of a separate enforcement action. On sheet 3 – New and Existing Deck: 4.Clarify the difference in the indicated size of the deck addition and of that identified on the drawing. The amount noted in the scope of work on the City of Edmonds Residential Building Permit Application and the drawing is 300 square feet. However, the work area identified on the drawing with an ‘X’ is noted to be 20 feet by 20 feet – or 400 square feet. The submittal documents should consistently represent the proposed work to guide proper review, construction, and inspection. Page 2 of 2
